My wife and I stayed in Apartment 3 on our Anniversary night and were very impressed by the standard of cleanliness, comfort, and decor. The apartment was spacious with 2 ample-sized, wall-mounted TVs in the Living/Kitchen area (large) and Bedroom. The bed is a massive (super-king) four-poster with a really comfortable mattress (it's hard to find a bed away from home as comfortable as your own, but this met the mark).
There is a deep stand-alone bath which was lovely, and a good waterfall shower too.
Overall this is a luxurious apartment for a couple who want to be in the heart of Edinburgh.
We often stay towards Waverley Station, however this time walked from Haymarket (15 minutes) with plenty of places to stop en route, and were pleased to have decided to stay here. Lots of nice bars off of Princess Street (within a 5 minute walk) and Leith Road has plenty of places to eat lunch or dinner - although if you enjoy steak you need to eat at the Kyloe Restaurant attached to Rutland Hotel, where the food is discounted for residents and is superb!
We could easily have spent a week in this apartment (self-catering some days)
We will be back!

Room Tip: Apt 3 - light and spacious (stairs to access)

Just back from an all too short stay at the Rutland services apartment. Stayed with a friend in a two bedroom basement apartment. Wow. It was huge.

Both bedrooms a great size. I had an en-suite plus there was another full size bathroom and a separate toilet. The open kitchen lounge is a really good size and fully equipped with dish washer.

We were given two free beer tokens and told about the 20% discount we could use in Huxley or Kyloe. Staff were all friendly and helpful and had good local knowledge. Location in the west end is amazing with everything so easy to walk to.

We were extra lucky as our dates coincided with cocktail week. Buy a wristband for £6 it lasts all week and over 80 bars had cocktails at £4.

The only downside to our stay was not being able to stay longer!

We decided on Saturday morning to have a last minute stay in Edinburgh city centre, and found an apartment at The Rutland for a very reasonable rate. We’d stayed in the Rutland Hotel part before, which was excellent, so we’re keen to try the apartment. It did not disappoint - it was stunning! Excellent location, really high quality contemporary finishings, and super clean. Rounded off with very welcoming and helpful staff, and a couple of free beers vouchers, this turned out to be an excellent decision. Thoroughly recommended.

My partner and I stayed at The Rutland for 1 night in a corner deluxe room. As we had drove to Edinburgh, we parked the car at the nearest car park, castle terrace. With staying at The Rutland, you receive a parking token which gives you 50% off your parking charges. The car park is a 5 min walk from the hotel.
The hotel reception area and all public areas are stunning, I especially love the thrones you can sit on! We were shown to our room, which was on the second floor. There is a small lift , which is a bonus when you have suitcases.
The room was large, with high ceilings, a super king sized bed with all the amenities you need-tea and coffee facilities, ghd straighteners, robes, iron, shower gel, towels etc. There is also a lovely touch of a basket in the bathroom full of things you might of forgotten-deodorant, hair spray, sanitary products, etc. Our bathroom had a rainforest shower which was powerful and a good temperature.
Even though the hotel was at the end of princes st, it was very quiet and we did not hear any noise from outside while trying to sleep.
The only slight problems we had was in our bathroom, there was no toilet roll, just tissues (there was a toilet roll holder, but it was empty) and around the edge of the bathroom was pretty grumpy. I don't think who had cleaned the bathroom prior to our visit had paid close attention to it. We also had a problem when checking out. Our rate included breakfast, however the receptionist was adamant we had to pay, to the extent she was rude and arguing. Luckily, I still had the email with proof of our breakfast rate and was able to show this.
Overall, The Rutland is a lovely hotel and as a treat, it's a nice place to stay. However, as you do pay a premium, I would expect a little more attention to detail, especially in the cleaning of certain areas.

We decided to stay in the largest of the serviced apartments with our two kids for our Silver Wedding as we had booked the private dining at Kyloe to celebrate with our families. We were overjoyed at the apartment, it was stunning. We were only devastated that we had only booked the one night so that we were able to enjoy it more. Staff couldn't do enough at the hotel and Kyloe, we will definitely be back
