The hotels was perfectly located. Nice and easy to get to town from there, but far enough away to make it quieter at nights. Right opposite the Meadows too, so ideal for a nice walk too.

The staff at reception were very nice and helpful. The room itself was nice, and bed very comfortable.

The only reason it didn't get full marks was the breakfast let the whole experience down. On the whole the staff at breakfast were very nice and friendly, even though one did try to take my plate soon after I got it.
The cold, buffet things were fine, but the cooked things were horrible. The vegetarian sausage was awful, the potato scone was cold, and like the cheapest, crappy ones you get from the bargain section of supermarkets.
Eggs weren't free range either - you have to go pretty far these days to find any b&b or hotel that doesn't use free range, so that was pretty poor. However, I was impressed that they were honest about that, so that was a plus point (otherwise they would have been short two scores, not just one).

It's a shame because breakfast is the last experience of a hotel before leaving, and that left an otherwise lovely stay tainted for us.
If we stay again, we'll be getting breakfast elsewhere.

Thank you for your review following your recent stay at our hotel. I appreciate the time you've taken to provide me with honest feedback. I'm delighted that you found our staff halpful, the location of the hotel ideal and your bedroom comfortable. However I'm less happy that we slipped up on the cooked breakfast at the time of your visit. I agree entirely that breakfast is important and is the last experience of any visit to a hotel. I apologise that we've not achieved our normal high standards; a poor breakfast service is certainly not our normal standard. Rest assured that I've taken immediate steps to rectify the issues you commented on.

The hotel room was spacious and well appointed.
The public spaces are stylish and comfortable.
The staff were friendly and helpful.
The breakfast food was abundant and fresh.
The free WiFi was a bonus.
Everything about our stay was first class - I've stayed here before (on business) and I'll definitely be staying again

I stayed here as part of a long weekend with my Girlfriend in late summer. The location couldnt have been better, just outside the centre but within easy walking distance meant we didnt get noise at night. The hotel itself is well appointed and tastefully decorated keeping its original design and appeal. The breakfasts were fantastic, and the bar was well stocked with a wide variety of beverages however we didnt dine in at night as the local area has so much choice. The staff were friendly and attentive and always willing to give their suggestions for what to do on rainy days.
Our room had a very comfortable double bed with views over the local park, the bathroom was large with a spacious bath / shower.
All in all a fantastic base to explore Lothian, it would be a pleasure to return.

my girlfriend and I stayed at this hotel for 2 nights. We booked it through active hotels and paid about £190 for 2 nights bed and breakfast. Upon arrival we parked up straight away outside the hotel and were happy to be told that our room had been upgraded to a suite. The bed was a really good size and the room was clean and pleasant. The bathroom had a bath and a shower in, both of which were a good size and worked perfectly. There was very little noise at night other than a car horn on one of the nights. The breakfast was fairly decent, although it costs £12.50 if not part of your deal-a pub down the road does full scottish breakfast for £2.99. Whatever you do, don't put croissants in the toaster as the slightly balshy scottish waitress will not be impressed! In terms of location this hotel is probably perfect, it is about 20 minutes to the royal mile on foot, a bus also goes from next to the hotel to princes st for £1.40 one way.

We stayed in this hotel prior to our wedding day due to its location (close to our morning-of errands in Bruntsfield). It was a perfectly pleasant stay. The staff were friendly and helpful. The room was clean, comfortable (WONDERFUL mattress), and quiet (despite facing the main road). Breakfast wasn't outstanding, but tasty enough and filling for the big day ahead. We had some problems connecting to the WiFi in our room as the signal wasn't very strong--we suspect this varies from one room to the next and could do with some attention from the IT staff.

We would happily recommend this to friends looking for a comfortable, well-located hotel.
