Excellent location - only 10 mins from Princes street. Also found it excellent value for money as I was staying for 3 nights in early September for only £12 a night. Great facilities - free internet access (please respect the "15 minute" rule and don't hog it!), communal showers, kitchen and toilets. Bar was good. Busy, as it was the hotel's anniversary night, but good atmospehere nevertheless, turns out you get a discount if you are a guest. Very reasonable prices. The American girl who works at the bar was brilliant and very friendly, as is the young man who also works at the bar. As for accomodation, I had a bunk bed and there were around 6 or 7 other bunk beds in the room. Rooms were hoovered daily and everyone had their own space and privacy. I didn't mind sharing a dorm with other strangers, as I was out for most of the day and came back only to sleep! The beds are comfortable and clean. Showers were okay once you got the hang of them and the tolilets are cleaned regularly. Would definetly return. Expect good service, great facilities and no frills. Excellent value for money overall.

I was part of a 14 man stag party that booked the 18 man dorm at this hotel.

If I am perfectly honest for less than £20pppn I was not holding out much hope.

But wowzers! ..... this hotel is excellent, the rooms are spacious, the shared facilities are first class and extremely clean.

Finally the staff are fantastic, friendly, helpful and honest.

It is a 10 minute walk into the town centre so you really are perfectly place. But, keep the noise down as you may loose your deposit.

Great times though!

Room Tip: Bring your own cards and make sure you key cards stay active for the duration of your stay!

We booked this location, regardless of numerous negative reviews on Tripadvisor. So glad we did. An excellent location, affordable, clean, great hospitality. We had the family room on the top floor (four single beds) with our own ensuite. It was quiet .. maybe noisier lower floors towards the bar ... There was a stag party staying there, we didnt even hear them. The food on the evening menu was fabulous.. a discount when you stay there, thats a bonus. Parking quite nearby, Dee was amazing and made us feel so welcome. Lots of stairs and no lift the only downside. Highly recommend

We stayed here and it was terrible. This is not an hotel but it's costs like one: we paid 370 pounds for two nights. The room was very small room without any kind of amenities that you would expect. They didn't make up the room in the morning, the breakfast was very poor and the WC didn't flush properly.

Also the "hotel" has a bar which leads directly to the staircase and it get's very noisy.

Look for another hotel, you should be able to find something better very easily.

Great location, friendly service, rooms clean and comfortable, had a great trip to Edinburgh and caught the start of the festival. Read comments about hotel service but did not experience anything negative, would recommend to others heading to Edinburgh for a city centre break.
