We stayed here for 4 nights to celebrate our silver wedding anniversary with our family.
The property is in a great location - quiet but close enough to reach Brighton centre by bus, taxi (cheap!) or even on foot. The owner, Geoff, was there to meet us when we arrived and was very helpful.
The cottage itself is fairly basic but clean and well equipped. We ate out most of the time but there are grocery shops round the corner and larger supermarkets about half a mile away. I'm not sure how easy it would be to cook for a large group as the kitchen and oven are small.
The garden is one of the best things - it's huge! Lovely to sit in when the weather is good, which was great for the children in our party.
We had a great time and would definitely use again.

My stay at Garden Cottage was comfortable and enjoyable. The house itself is large and more than capable of taking 10 people. Although with 2 shower rooms (one of which is an on suite) it can be troublesome getting everyone through.
The kitchen is big and well stocked with cups, plates, cooking utensils. The dining room sat 7 adults and 3 children, as did the front room with no room to spare. But with enough room.
The décor is tired, and some parts of the house could do with a bit of a tart up. However there is nothing hideous. And the kitchen is very nice.
The bedrooms are large with good storage in most. The beds are nice, comfortable and the bedding clean. In fact the whole place was spotless. I had to hunt to find dust.
The garden is a brilliant space. Lock the gates and the place is kid proof. Our 2 year old spent most of his time in the garden. There is lighting for late night BBQ’s.
The TV is connected to Virgin media and has a DVD player ETC. The WIFI is good – at one end of the building. However the other end is not so great.
The local area is excellent. There are two parks. I would recommend a walk to the level if you have kids (about 15 mins). Skate Park and a big park area. The local shops are good, and transport into Brighton is good. The local pubs are nice, if expensive. But that is Brighton. London prices, with sea air.

Tiny kitchen, toilets and basins rather than full en suites in some rooms. Dated furnishings and tired decor. However this is offset by excellent location and service.
We stayed at Garden Cottage as a party of 10 . It was ideal accommodation. Close to the station, half an hour's walk to the seafront. The garden is wonderful and we were even able to have a barbecue. All rooms are spacious and the lounge is very comfortable for 10 people. The property was very clean. Thank you Geoff.
