Matt and Andy made us feel really welcome at The Twenty One. Their enthusiasm comes through in the numerous details, from the spotlessly clean rooms, chic modern decor, iPad in the room, selection of snacks, complimentary beer and wine, to the top quality breakfast buffet selections and perfectly prepared cooked breakfast, and Andy and Matt's willingness to chat about Brighton's numerous attractions and make recommendations is another reflection of the pride they take in their B&B.

We stayed in Room 8 on the top floor, up quite a few flights of stairs but worth it for the quiet and the oblique sea view.

The Kemptown location is great with plenty of good restaurants, bars and coffee shops on the doorstep and the Lanes only a short walk away.

A fair bit pricier than your average B&B, but worth every penny, and a great alternative to a classy boutique hotel.

Can't fault this place at all, from the excellent breakfast to the nice choclate treats left in the room (very welcome for 6 months pregnant Victoria). The room was perfect, a decent size, spotlessly clean and very nicely decorated (room 6). Matt and Andy were very welcoming and knowledgable on the local area providing good advice. Will definitely return again and have already reccommended to friends.

For hospitality, quality of accomodation (and a great breakfast) I very much doubt there is a better place to stay in Brighton.

From the moment we arrived (earlier actually since we were offered help to unload bikes from our car before we got to the front door!) we were made welcome, comfortable and treated like favoured house guests. This is a level of hostpitality and attention that a hotel cannot aspire to, but combined with the accomodation, facilities and food you'd look for in a good hotel.

Lovely place, fabulous hosts.

Room Tip: We had room 6 - view of the sea from the bay window was nice. Especially with a complimentary glass of wine before strolling out for dinner in the Lanes.

We've just returned from a 2-night stay at The Twenty One and loved everything about it. Matt and Andy were great hosts - offering us both a glass of wine on arrival! The B&B was smart and spotlessly clean. We were in room 7 at the top (and back of the hotel) which suited us perfectly. You can look over the back gardens of the residences behind and also are able to glimpse the sea and a section of the pier! It was quiet at night and we slept well. It's easy to feel quite spoilt with the goodies provided on the breakfast tray, and with the digital radio, TV (good DVD selection available), and also WiFi access, there's plenty to make you feel at home. The B&B is located near the Kemp Town area, which we were unfamiliar with, so it was good to explore. There are lots of great places to eat nearby and plenty of interesting independent shops - the whole area has a nice villagey feel to it. You're just steps from the seafront and less than a 10-minute walk to the pier. The final thing to mention of course is the breakfast - fantastic choice and quality; it was difficult to tear oneself away from the dining room in the morning. Thank you Matt & Andy for a great stay - we will be back!

We were made to feel really welcome from the moment we arrived. Room was superb, breakfast excellent, Matt and Andy were extremely knowledgeable and most helpful. Will be returning when next in the area.
