The kitchen area is exceptionally light and airy, well equipped and a dream to use.
With underfloor heating, the lounge area is a great place for up to four people to chill out.
The woodburning stove provides the focal point for cosy winter evenings.
Your private, sun-drenched patio is straight outside the French doors; with parking spaces beyond.
Bedroom 1 has a comfortable super king size double bed which can convert into twin beds if required.
Bedroom 2 also has a very comfortable modern kingsize bed.
Each bedroom has a luxury en-suite shower room with underfloor heating.
Here's the glorious view west over the vegetable garden, as seen from an upstairs window.
The Garden House has private parking for two cars alongside the private patio.
The summer house by the lake. Described by a guest as 'a magical place'.
You're welcome to use the summer house for a meal by the lake, or to relax and read a book.
The planting, landscaping and views are inspirational. Don't forget your camera!
This is the view from the hide, where—if you're lucky—you might observe a busy kingfisher.
A peacock butterfly alights on a flower to sip the nectar.
Under a hot sun, carp bask in the warm water of the lake in the height of summer.
A woodland path wends its way around the lake, here seen in the winter sun.
In autumn, a majestic white stag stands in a field which forms part of the 18 acres.
With 18 acres to explore, every turn holds new vistas and delights.
The woodland path winds along the stream. Keep quiet and you might see deer in the shady glades.
Kerry and John, 2 of our guests, were married locally and used our garden for their wedding photos.

The Garden House was as described and more. We were warmly greeted to the cottage from Anne and John, including fresh flowers and the most divine home made Easter cake.
The house retained it's old traditional charm with lots of modern technology being utilised, Eco friendly living at it's best.
The gardens were beautifully maintained and trips in wellys around the lake were thoroughly enjoyed.
It was an excellent mid location to visit both Devon and Cornwall....the north and south coast of Devon being just over an hours travel each way...our National Trust cards being used at least once a day.
We would highly recommend trips to Lydford Gorge,Finch Foundary,Killerton House and Plymouth where we ate one of our most favourite holiday meals ever at the GlassBlowers Restaurant.
We have already recommended our parents staying at this property.
Must admit the drive way is as described by many others...very bumpy....see it as a proficiency test in the avoidance of potholes....it certainly entertained us every day.

“The perfect property for relaxing with friends and family.”

A lovely modern barn conversion. Lots of space inside and out. In a beautiful location.
There are lovely walks from the property and a lake to laze away the day, or row the boat if you're feeling energetic.
There is a good local pub only 1 mile away, but the Bickford Arms at Brandis Corner is only a ten minute drive, they have a good varied menu and decent beer.
We enjoyed our week very much, and shall return in the future.

“Top class accommodation”

we stayed here from the 26th to 29th of April. We thourhly enjoyed our stay, the cottage was beautiful and clean . Also kept to a very high standard , it rained all weekend but we still had a lovely time and felt extra relaxed when we returned, I will definitely be returning as it's the best accommodation I have stayed in yet . John and Anne are lovely people and they just let you get on with whatever you want to do. You really do feel as if you are very welcome Here. The location is great , 20 mins from the beach and 15 mins from supermarkets .

“Near Flawless”

We began searching for somewhere to go to in Devon rather late but were quite surprised to find a suitable house available at a reasonable price. Anne and John were very communicative answering our initial queries after booking.
Texting Anne after some shopping in Okehampton enroute she was aware of our arrival and guided us to the cottage and the parking space. The Garden House is one of three terraced houses, formerly a barn, with an enclosed parking space. Anne was very welcoming giving us a short briefing. Thoughtfully she had left some cake, and some carnations to brighten up the house. The house was almost ideally laid out for a vacation, with an open plan living room and kitchen, well equipped with a Sony TV, wi-fi (an absolute necessity with a 12 year old in our party), dishwasher and washing machine. The kitchen had almost everything one could need. Upstairs there were 2 equal sized bedrooms with ensuite bathrooms, equipped with rain showers.
It seemed the house had only recently been refurbished. The fittings and fixtures were new, and of high quality. Outside we had a little personal space but tables had not been put out, perhaps waiting for the weather to improve. Walking a couple of minutes there was a lake on the property which needed wellingtons to walk around. The (metal?) snake on the lakefront was quickly christened Charlie. It would have been good to have the boat and summer house available but again certainly with the boat it was too early in the season. John did offer us the use of a canoe which we declined. The Russells’ vegetable gardens were all around us, but the house was private. It was reassuring that the Russells were around.
Probably the only downsides were the bumpy nature of the approach road, and the distance from the local village, Hallwill Junction. The town of Okehampton was about 15 minutes away and had a choice of supermarkets to include Waitrose, Co-Op and Lidl, and there was a country superstore on the outskirts of the town where we bought wellingtons. We only ate out once locally, at Dartmoor Inn in Lydford, close to the Gorge and waterfall. Just beware if you go to the gorge expecting to spend 15 minutes as for us it turned into a 2 hour strenuous hike for which we were unprepared. Luckily the weather held. Otherwise we went to Bude to spend a few hours on the beach, and the relatively new indoor swimming pool at Okehampton which was a headache to find.
We loved the house, its cleanliness and were happy to spend many hours inside in the warmth reading our books. We liked the owners’ commitment to the environment with the use of solar energy probably for hot water and heating. In addition, all the detergents were green; Anne had left soap, washing up liquid, washing and dishwasher tablets. We felt sure if we had run out of anything new supplies would be on our doorstep within minutes.
Overall a highly enjoyable experience and one that is recommended without reservation.

Sorry the summer house and the rowing boat weren't available during April. We carry out repairs and a repaint over the winter and, depending on the weather, typically have them ready for use from the beginning of May 'til the end of September—give or take a week or two.

“Absolutely beautiful”

I can say without reservation that the Garden House is the best self catering property I have ever stayed at. The house is perfect inside. The bed we used was huge - 6ft wide, beautifully comfortable and we slept very well indeed. The amenities were all first class, gorgeous bathrooms, kitchen well provided for in terms of oven, fridge, washing machine, dishwasher, all the cutlery and pots and pans you could possibly need and all in first classs condition and spotless. The living room furniture was very comfortable and the TV and DVD player both worked as did the wireless internet connection.

John was kind enough to share his photographs of the renovation work which we found very interesting - John, you have my undying admiration!

I would recommend the Garden House without reservation to anyone looking for a lovely place to stay in a lovely part of Devon. My only reservation was the access road - potholes to die for!

Thanks for a wonderful review, Sue. After all the rain during Jan and Feb the lane had developed a few potholes, but after a dry week this week we've been out and filled them all in. Will be fine until next winter now.
