The room was small but had an ensuite. The ensuite made an awful noise when the shower or toilet was used and smelt of sewerage. It was generally quite unclean and dirty. The hairdryer was sticky!
We went for breakfast and were greeted by a rude lady as we had not all understood the menu to select from. I understand that we had misunderstood but the correct approach is not to be rude and brash! I would not stay here again.

Ideal location for visiting RAF Waddington. Very clean, excellent made to order breakfast, and a very friendly owner. Adequate off road parking. This is a great B&B and would definitely recommend and stay there again.

Stayed here in January for 4 nights - and what a lovely place it was too. From Val's welcome until our departure , my colleague and I (rooms 2 & 4) couldn't fault the place. It's a five minute walk from 3 different pubs, many takeaways and a local Budgens and the food in the Horse & Jockey was lovely. The room was a great size with a bathroom - small perhaps, but the facilities all worked and the shower was superb in Rm 2! - double bed and tea, coffee, biscuits, etc all provided. Breakfast is ordered the evening before and there is plenty of it - all incredibly tasty, too. If you're looking to stay in the Lincoln area, you'll do very well with a stay in Carnforth.

Room Tip: Can only rate Room 2, but it was perfect for my needs

This is a great B & B. Very clean and reasonably priced. Nothing is too much trouble for Val who went out of her way to help us. We stayed two nights and enjoyed two great breakfasts. We stayed in room 4 which had en suite facility and overlooked their rear garden. There is ample parking.

Ideal location, with Lincoln only a short bus journey away, ample parking, and local amenities all within a few minutes walk of the Carnforth. A warm welcome from Val upon our arrival, shown to our room which lacked nothing. As others have commented, shower, toilet facilities, small but adequate. Certainly nothing that bothered either of us.A good nights sleep in our room at the front of the property, followed by a fantastic full English breakfast.

On our day of departure we opted for a packed lunch in preference to the cooked breakfast. If you do the same, beware, ensure you have plenty of space in your vehicle to accommodate it. Ample quantities of everything. Thank you for your hospitality.

Room Tip: We occupied a ground floor room at the front with no noise problems whatsoever.
