I wanted to be in the heart of San Juan with a balcony. Can't complain about the noise, b/c that's what I asked for. Stayed on the 3rd floor. Kitchen and bath sinks back up, so they are always dirty. Guy didn't clean my room once while I was there. Roaches in the room, and ants in the dirty kitchen.

This place couldnt be in a better location for San Juan. The place is kept clean and the house manager is nice, no English though. But if you need to know something important, his sister works next door at the gift shop. okay so, I'm a solo female traveler and was put in a dorm with men, which is not the end of the world, but it kinda is when you wake up at 3am to the sound of running water only to find out the man across from you is peeing in a bottle (like it aint nothin but a thang) because the 15 step trip to el bano was "just too far". I guess thats how they do it in France. Overall though, I would stay here again. For those on a tight budget, it's a good option. Parking is a nightmare!

Room Tip: Ask for a room that opens to the street, they can be a bit noisy but they're the best.

The Good: location- close to shops, bars, restaurants, supermarket, famous sites, nightlife. Price- for those on a super tight budget and who are very low maintenance. Mostly Clean, old building but tidy. Bring flip flops to shower in!
The Bad: not so bad, if you don't mind seeing ants, an occasional roach, and are not afraid of a few mosquito bites. This is a window screen free place, open air, it's the tropics- there's a Walgreens nearby for all your bug spray needs. There's a kitchen with a stove, but no dishes or pots to cook in, so fridge and microwave are somewhat useful. Location could also be an issue for you if you are seeking quiet.
The ugly: I spent 3 nights there and there was an evening street fair on with live music, so... Very Loud. This street is packed with bars and restaurants so no matter what it will be loud on weekends, don't plan on an early bedtime.
Overall, an agreeable place for a short stay as long as you plan on wandering the city and not hanging indoors- no tv, no Internet. So unplug yourself
and enjoy the local ambiance as much as you can.
(I would not book there again though)
The caretaker is super nice though.

This place is one of the cheapest options in Old San Juan. It is basically a hostel with rooms instead of bunks. I had a room that opened up to the street. Even on Sunday night there were very loud people outside at 3 AM. Saturday night was constant noise for many hours. If it is just about price and location, then this is a great option.

Room Tip: The rooms towards the street are very noisy!

This was our first time staying in a guest house. The room was small with a fan and balcony, and the bathroom was down the hall. The rooms have no TV. The place was very clean. I enjoyed my stay, I would stay there again. Tina and the staff were very friendly. Be prepared to pay with cash no credit card accepted. It it's very noisy because the street is pretty much club city.

Room Tip: Get a room towards the bathroom to get away from the noise.
