Mui Ne Hills is located on the opposite side of the road from the beach. There is a slight incline to get to the hotel, which means that it is located at the top of the small hill... you can get a glimpse of the sea but its mostly the tops of the houses in the small village. Fantastic as it means that your rooms are not overlooked. Breakfast is very good value for money - 2 USD for 2 drinks and 1 main. This is same price as the small eateries located along the side streets and at least 1/2 price of what you will expect to pay if you eat along the main road. Mui Ne has big beachfront resorts side by side, with no way to access the beach (security guards are relentless about not letting you cut thru the resorts if you are not a guest). There is the one and only small alleyway to the beach about 100m to the left as you hit the main road from Mui Ne Hills. Location wise, it is fabulous. Local eateries, grocery stall and motorbike hire along the walkway up to Mui Ne Hills. All reasonably priced.

Room Tip: Balcony rooms are worth it. Ocean facing and not overlooked.

We spent there several weeks. Everything is ok but it's not clean. My girlfriend ended up in hospital because she got an infection while spending a day at the swimming pool. She has now marks on her skin that will take several months to go away. They started to appear the day we left. It's sad because this area has potential but cleanness is very important.

Dear Maxim

We regret to inform that we strictly reject any allegations made. We have daily 220 guests in our 3 hotels who all use our 4 swimming pools. Total over 12,000 people per year who have NEVER incurred any inconveniences from the water in our swimming pool. We use the most advanced Italian pumps with hardly any chemicals as it is the newest technology available. Our swimming pools are chrystal clear and maintained by a whole team of well trained staff.

The fact that you NEVER reported anything during your stay nor after your departure but purely try to damage the reputation of a very high standard hotel is totally unacceptable

We remind you that Tripadvisor is a medium to share actual experiences with fellow travelers and not a medium to bluntly share obvious lies.

I booked a room with my boyfriend at the "Mui Ne Hills Budget Hotel" and they upgraded me to the "Villa Hotel" when I arrived there. The room was big and very clean. We also had our pool right outside out room. The hotel has 3 pools in total that you can use if you are a guest at their hotel. The view from the villa was really nice and the price of the room is also very cheap (for what you have)!!
I recommend this hotel for sure.

A solid option for staying in Mui Ne. It is up the hill from the main town but only a 5 minute walk to the beach.

The rooms were great except our AC was broken. The repair man had no clue how to repair it so it was very hot overnight.

Villa hotel(should be boutique) is very nice, quiet, clean and comfortable. Nearly private pool right outside your door as it is only for the villas- maybe 7-10 rooms my guess. For the price it's a good value but I'd recommend it for couples only as it is secluded, quiet and a walk to anything or anyone.
Cons:
1. reception(not in the property but very close by) is for 3 hotels and booking trips and renting motorbikes and arranging bus tickets elsewhere. So...there's was always a wait to ask a question or assistance.
2. No bar or restaurant onsite. There's a great place for breakfast, famous dinner and bar all associated with the villas- but you have to walk a bit (always uphill it seems) to get there. Would have been nice to order/have a drink or snack poolside- didn't see how that could happen.
3. Location. While close to everything, it's on top of a hill. Only 200+\- meters to the beach but you earn that trip.
4. Wifi inside the rooms is not great. *Poolside and common areas you get strong signal

Overall the staff was nice and helpful and I liked the place without issue on price
