“Beautiful, cosy, cottage retreat.”

I was just impossiable to fault anything regarding the stay at dove farm. The owner was kind and was eager to answer or assist with anything you required. The cottage it's self was spacious. clean and cosy with all the essentals you could need. It was quiet and very peaceful with no distractions. I was so impressed with it all, i'lI be sure to visit again.

“terrible heating”

as it was our honeymoon which was only a couple of days away as that was all we could afford we were very much looking forward to it.
to be honest the place was lovely but as it was big with concrete floors there were only 3 radiators in the whole place.
one of which only went luke warm. there was a fire but it was only a fanheater fire which didnt give much heat.
when we got there the place was freezing but we thought with heating and fire on then within an hour it would be lovely and warm and the honeymoon could begin.
however this didnt happen we arrived at 12pm and by 3pm we were both frozen and as i have biochemical carcinoid tumour and cfs/me this was seriously affecting my condition and my poor bride was dithering.
we went to the office and told them we may have to go as we were so cold and they said they would bring some oil radiators across to help out.
they bought 3 across one for the bedroom and 2 for the main downstairs which they surrounded us as we sat on the settee. the lady then offered my bride a cardigon which she refused and 5 mins later the lady came across with a big blanket which was damp anyway to put over us.
we endured this another hour and still the same by which time my bride had a headache and my condition was really setting off. so we packed up and went and gave them the key. they didnt offer a refund or any kind of apology.
as this was a honeymoon we shouldnt have been sitting with blankets round us struggling to get warm we should have been doing what newely weds do.
we are soo disapointed that our honeymoon was only 4 hours long we are only glad we hadnt had too far to drive home

We are of course truly sorry for the guest’s disappointment. Separately, before this review appeared, we included an apology - along with an offer to compensate - in an email message direct to the guest. The truth is that he has accepted a refund from us. And, for the public record, we again offer our apologies to the guest for his disappointment, and we wish him well in his new marriage and forthcoming house move.

We want all of our guests to have a comfortable, relaxing and enjoyable stay with us; and, we strive to deliver responsive service, to deal with any issues promptly, to handle any complaints fairly, and to learn from feedback whether good or bad. In light of this guest’s feedback, we have since tested and reviewed the performance of this property’s central heating system in terms of how it actually heats the cottage, with a view to understanding whether we might need to adjust our pre-check-in approach or indeed anything within the property or the heating system itself.

In the interests of transparency, our findings and associated conclusions from this review are provided within the further information section below.

1 - Our more detailed response to the review

The property is a stone-built cottage dating to the 17th Century, and the stone floors - as can be seen in the on-line photographs - are a character feature protected by the Grade II listing of the farm and the cottages within its curtilage. In colder weather, all buildings of this nature and construction have a tendency to be rather chilly when not heated for a period, and to take a little time to warm up when the heating system is then turned on.

As part of our efforts to be as environmentally friendly as possible, we do not leave the heating on in any of our holiday-let cottages when they are unoccupied. At this time of year, we normally turn the heating on in this cottage a couple of hours prior to guests arriving, with the objective of the cottage being heated to an ambient temperature of between 18C and 21C at the time of guest arrival. The logic to this objective is that the average UK home temperature at this time of year is 17.7C (according to government-commissioned research in 2014), and 18-21C is the comfortable-ideal home temperature in Winter recommended by our Local Authority and our local Public Health Observatory, hence we consider this range to be an adequate starting point for the majority of guests upon arrival.

In this instance, we kindly agreed to the guest’s request for a slightly earlier check-in time, as the cottage had been unoccupied for a few days over New Year. However, the guest then surprised us by arriving earlier still, which meant that the heating had barely been on in the property prior to the guest’s arrival, and of course this also meant that the cottage was indeed quite cold. A quick courtesy call or message to advise us of earlier arrival might have been helpful in averting the unfortunate situation that arose, particularly given the guest’s sensitivity to milder temperatures, which is a symptom of his medical condition.

Having checked in, shortly before 3pm, the guest came to the main house to say that the property was too cold for him, at the same time advising us of his medical condition and 'cold intolerance'. We apologised and responded pretty much immediately by providing three 2KW oil-filled radiators to supplement the heating system in the cottage. When we delivered these to the cottage, we also found that one of the regular wall-mounted radiators was only warm rather than hot, but the Temperature Controlled Valve (TCV) fitted to that radiator was turned down to a low setting. These are controls we would normally expect guests to adjust for themselves, but we adjusted this to a high setting for the guest, and advised him that we would return in half an hour to check whether this had been the cause or whether the radiator needed to be bled.

Within that half hour, the guest had packed up, and he had left the property by 3.25pm without allowing for our remedial actions to take effect and without allowing us to present further options, e.g. moving to another of our cottages, which is partly wood framed and thus quicker to heat to higher temperatures. On his departure, the temperature in the guest's cottage was at the upper end of the recommended comfortable-ideal range mentioned above. The radiator did in fact need to be bled, and this was undertaken anyway, which resolved that particular problem.

Following the guest’s departure, we engaged in email dialogue with him, and we formally conveyed an apology for his disappointment and we offered to compensate him. Through that dialogue, he has accepted a refund offer.

2 - Further information

The cottage is not in fact “big” as indicated by the reviewing guest. For example: the downstairs open-plan dining/sitting area measures approximately 8m x 4m, and the large double radiators in that area span 40% of the longer wall length. The cottage has its own independent central heating system, powered by an efficient oil-fired Grant Vortex condensing boiler, which is only around 18 months old.

In light of this guest’s feedback, we have tested and reviewed the performance of this property’s central heating system in terms of how it actually heats the cottage, with a view to understanding whether we might need to adjust our pre-check-in approach or indeed anything within the property or the heating system itself. This test was conducted over a period when the outside temperature was less than 4C, and following a period of 24 hours when no heating had been on within the property.

Using digital thermometers with +/-2% accuracy, we measured the temperature in each key area of the cottage over a period of four hours from turning the central heating on.

At the dining table – Start=12.2C; 1 Hour=15.5C; 2 Hour=18.3C; 3 Hour=20.7C; 4 Hour=22.3C
At the sofa – Start=11.5C; 1 Hour=15.0C; 2 Hour=18.2C; 3 Hour=20.9C; 4 Hour=23.3C
At the centre of the double bed – Start=12.2C; 1 Hour=16.1C; 2 Hour=18.4C; 3 Hour=21.2C; 4 Hour=23.6C
At the toilet in the bathroom – Start=11.5C; 1 Hour=15.5C; 2 Hour=17.7C; 3 Hour=22.1C; 4Hour=23.0C

On the basis of this objective review of heating system performance, we remain confident that our current pre-check-in approach – including turning the heating on a couple of hours prior to guest arrival – provides for an adequate starting point in terms of ambient temperature within the cottage for the majority of guests upon arrival. Guests are then of course free to heat the cottage to their preferred temperature, including adjustment of radiator TCVs and use of the electrically operated fire.
