Due to unforeseen circumstances, we spent a week at this hotel after being moved on from our previous hotel.

We were not impressed at all. Aside from two pleasant girl on the reception desk and in the restaurant, the service from the staff left a lot to be desired. Most did not speak much English at all and one lady in particular was surly and rude all week as if we were an imposition. The reception desk was unmanned for much of the day.

Our room was small and incredibly basic. This wouldn't have been so bad but it was also very dirty, as if it hadn't been cleaned for some time. The bathroom in particular was thick with dust and we felt compelled to buy cleaning products and clean it ourselves! The bedsheets had some disgusting stains on them which made us wonder if someone had been ill in the room recently. During the week, the beds were changed daily but the cleaner barely spent any time in our room and did not hoover at all. We had a room at the side of the hotel with a lake view, which overlooked the car park and the busy main road which runs outside the hotel.

The hotel is situated in Griante and is a considerable distance from the ferry terminals at Menaggio or Cadenabbia, which leaves it in a bit of a no-man's land for getting around as there are also no bus stops nearby. Thankfully there is a tourist train which picks up outside the hotel and will take you into Cadenabbia, Tremezzo or Lenno. It will also take you into Menaggio but the stop is the other side of a busy main road, which can be perilous to cross as they are no crossings nearby. When you disembark the train, you will also be dropped across this road from the hotel. The busy main road was not particularly noisy but did spoil the ambience somewhat.

The all-inclusive menu in the restaurant was very repetitive and had the same dishes all night. We enjoyed the pizza and the desserts that we tried but for the most part, it was not very exciting, especially considering that the restaurant is frequented by locals. I can only assume that there is a better menu on offer for them. Breakfast was not good - dry croissants, stale bread rolls and coffee that was getting more watery by the day.

There is no lounge area to speak of. The only tables are in the restaurant and bars area or outside, which is no good at mealtimes or when the weather is bad. We were not encouraged to sit anywhere in the hotel and were frequently herded off when the staff had had enough of our presence.

On the plus side, there is a computer that offers free Wi-Fi access for guests.

Given the out-of-the-way location and the lack of a lounge area, I would not recommend this hotel unless you have a car with you and can go out of the full day, only returning for mealtimes. We were made to feel most unwelcome, even for short periods while waiting for the tourist train (which only ran every 1.5 hours on average) to arrive.

We enjoyed a lovely stay at this hotel recently. Food was excellent with a good choice - great pizza. Our room overlooked the lake with a balcony where we sat in the sun, even in January! Friendly staff who spoke several languages. Well placed for the ferries to travel round the lake.

Room Tip: Rooms to the front overlook the lake.

This is my fourth visit to hotel villa linda. I found this hotel on one of my tours to north Itly more than 10 years ago.My last visit was at the end of September 2012. To my very great surprise, I found a neglected hotel with no good service at all. The rooms where uncleen, not enough soap in the shower and the towels where like sandpaper. ( Even for toalet paper I had to ask.....) The walls of my room ehere very damp and dirty.THe morning breakfast is very poor. THe only light was the good evening diner .

We also arrived at Villa Linda after the never ending stories of Booking problems of Holidaysbooked.com(and I agree do not ever use them)we were due to stay at Hotal Britannia but the same old story they were over booked-however we very pleased with the outcome and enjoyed our stay at Villa Linda and the Hotel food was wonderfull with plenty of choice although the menu was the same choice for the week there was a good selection and the fact they made their own pizzas was amazing and that it was a restaurant service not the buffet style that the Britania offered (although we could not fault the food at either Hotel)the staff were brilliant and made us very welcome-the only down side to the whole holiday was the experience with Holidaysbooked.com and after talking to other travellers we seemed to have got off lightly!!!!

Room Tip: We stayed in 201 which is a side room but with a balcony and view of the lake with the bonus of a 4...

Like most guests we were sent here from the Britannia. As a couple this hotel was better suited to our needs. The service was very good and more intimate. There's only about 30 rooms. The restaurant is frequented by locals which is always a good sign. The all inclusive menu did not change for the 5 days but there was plenty of choice for our short stay. Everything is made fresh. The pizza's are wood fired and you can just sit over a good meal, freshly prepared with waiter service whilst enjoying the views. It's a lovely Italian experience.

The breakfast is again fresh but limited providing cereal, yoghurt, bread, cheese and ham with coffee from a machine. Just a few more choices would greatly improve the breakfast.

Most of the staff are multi-lingual so you can always make yourself understood.

Looks like the hotel has been refurbished in the not to distant past. Its not shiny new but its clean. The room we had the first night was of a good size with a side balcony looking up the lake. The room was good except it backed onto some sort of generators which buzzed all night. We asked to be moved and were lucky enough to be given a room at the front with a small balcony which overlooked the lake. The hotel is right on the road side but this is typical of a lot of hotels in the area and its quiet enough at night.

There is nothing around this hotel what-so-ever but you can catch the tractor train outside which runs between Menaggio and Leno to visit the local towns and join the various ferries that take you around the lake.

Overall we would stay here again as it provides good food, friendly service and our room was a good size, clean and tidy. A relaxing Italian vibe with beautiful views.
