We stayed in one of the themed Family Rooms at $355 per night for 3 nights. Frankly, we would not stay at this hotel again at the rate we paid.
Negatives: no hot water available in the evening on two occasions; smoking allowed in some areas of hotel including the floor with Family Rooms so there is smoking odor coming into room from hallways (we had to place a towel at bottom of door and run AC fan at higher level); breakfast items don't change much from day to day; located in a "club" area so lots of loitering/street activity at night just 20 meters from entrance;
Positives: staff is very attentive and friendly; on site foreign currency exchange with decent rate; proximity to Ueno Park; near transit Tokyo Subway, JR and Keisei (to Narita); family room does offer more space (can sleep 5 but then no room for luggage); convenience store across the street; bunk bed offered our 2 yo a new sleeping arrangement and play area
The friendly staff makes up for some of the negatives, but at $355 a night, I would look for different accommodations.
