My wife and I stayed at this Apart'Hotel for 10 nights in March and thoroughly enjoyed the stay.
Service was good and the reception staff went out of their way to help.
The size of the rooms was a pleasant surprise and was much larger than most we experienced in other parts of Japan.
Would highly recommend this property

Room Tip: the higher floors offer some views - we were on level 12

Room booked was 28sqm deluxe twin room, was pleasantly surprised at kitchenette and spacious (by Tokyo standard) room. Well maintained, service was brisk and generally courteous. Breakfast was alright, but same throughout 4nights stay. You can try breakfast cafe down the road, or the few convenience stores nearby if you want variety.

It's 2 stations away from main JR Shinjuku station, (Shinjuku San-Chome/ Tokyo Metro line which is about 5mins walk away). NOT recommended to walk if raining or carrying shopping bags/pushing luggages, as it's a brisk 18-20mins walk through busy streets. Take a cab (about ¥1200) if that's the case.

And it worth every penny. In built kitchen and I can cook good all possible utensils needed, friendly staff, nice rooms, everything walkable train, super market, malls. With baby makes it even more comfortable totally recommend. Just the room view is not nice. But I guess I don't matter now coz I want to stroll out n around JPN

Whilst the rooms are small on a world scale, it was comfortable enough for myself and two teenagers. We each had a single bed, that we all slept well on.
The kitchenette was put to good use with a 7-11 and Lawson's right next to the hotel. We often had dinner from one of these after a long day of sight seeing.
The bathroom is adequate with the sink and mirror in the main part of the room. This suited as well as someone could shower whilst someone else could brush their teeth, do make up etc. We really didn't need the 12 face washers though (these were refreshed everyday and we had a huge pile on top of the mirror). We also had fresh towels everyday, even though there is a sign to say that if you don't need a fresh towel, then just hang it up.
Being asthmatic I was happy that the room definitely didn't smell, nor did the floor (10).
English stations were limited, but that was ok.
The front desk staff were happy and helpful and we made use of the washer and dryer too.
The hotel is a little out of the main hub of Shinjuku and wouldn't recommend staying there with young families our elderly (unless they're super fit). It takes around 20mins to walk into the action of Shinjuku and the nearest subway station is still 10mins away.
The hotel itself is great, but should I return to Japan, I would choose somewhere a little closer to the centre of Shinjuku.

We did not realise we were put in a non-smoking room BUT on a smoking floor, therefore you could still smell the cigarette smoke in our room. It's cherry blossom season so they are fully booked and couldn't move us. Made our stay unpleasant as it was a bit hard to sleep due to the smell. Also it's far from the action in Shinjuku. It's about a good 20-25 minute walk to Shinjuku station. Close to suburban station Shinjuku sanchome about 10min walk but hard to go up the stairs and transfer with all your luggage and baby stroller. All up not a great stay, probably would not book here again unless really desperate.
