I have been impressed with the quality and freshness of the food. The Lamb Kebobs, hummus, boardwalk fries, salads are all delicious. They make their flat bread fresh to order and the hummus is fresh too. A consistently great place to eat.

Ate late lunch. Small restaurant only has 7 tables inside. Food is tasty, reasonable, good-size portion. We both had the combination chicken and beef kobideh. Basically, good for the price! The hummus and pita are great and so are the sauces.

My friends and I all love Xenia's. This kabob grill aims to make the freshest, healthiest food available. The meats are succulent and grilled just right. The hummus and stuffed grape leaves are wonderful, made fresh each day. You will be pleasantly surprised at the quality of all dishes. The size of the restaurant is small, so get there early... Small and quaint with delicious kebab and addictive fries. Definitely worth going to if you're visiting. It was our bright spot during our trip we "won" to massanutten but that's a whole different review!

A tiny restaurant, a bit run down in the corners. The single waitress handled the dozen customers with friendly manner. The food was good, fresh and hot. We will go back again. A good option over a chain restaurant.

Fast and easy, good quality food, reasonable prices, what more could you ask for in a strip mall? No fancy decor, and a tiny space, but it seems like a decent mix of regular visitors and a competent if not overly friendly wait-staff, make it a nice change of pace.

Returned again and so pleased we did-always a delight. Very small space but great big taste. Had the Kurdish soup-a big bowl. The smell is as great as the taste-so well seasoned with enough spice to be interesting without being overwhelming. Also had oven roasted pita slices with the "pink"-most popular- hummus dip. Don’t look for ambiance or decor at Xenia’s; there is none, but who cares when the food is down to earth, fresh and delicious. My whole meal could have easily been the outstanding, lightly charred and fluffy flatbread fresh out of the oven with creamy, cilantro sauce or the super comforting, thick potato soup with hints of coriander and turmeric....
