My wife and I stayed at Ashleigh House situated just outside of Waterford whilst returning home from a church conference.
This Bed and Breakfast is ideally located outside of Waterford and a short drive from Dunmore East with lovely beaches and tourist facilities.
The room was lovely and nice bathroom with a lovely cooked breakfast and again my dietary needs health wise were catered for alongside my wife's.
The lady proprietor is an award winning cook and her breakfast with fresh made breads was lovely.
If travelling to Waterford or visiting local tourist attractions then I recommend Ashleigh house for its position and as a place to stay whilst visiting the area.

We stayed here in May 2018 and returned in May 2022. Rooms were spacious and they had a room where we could plan our next day's route. We had a chance to talk to TJ and Phyllis and enjoyed catching up with them again. Location is convenient for both Waterford and other attractions outside of town. Breakfast was very good, with a good variety including the traditional offerings, pancakes, french toast, porridge, fresh fruit and Phyllis' excellent brown bread. We enjoyed talking to Niall, another guest at breakfast. Tea supplies were also in our rooms and was a treat in the evening. We enjoyed our stay here just as much the second time and hope to visit again in the future.

This was a solid B&B stop on our family tour of Ireland. The family en-suite was a little small for a family of four with two teenagers. Breakfast was very good and the hosts were gracious. There was a nice restaurant across the road that we stopped at for dinner.

Wonderful experience. Phyllis and her husband are so welcoming and the room and gardens are beautiful. We enjoyed our stay immensely. Breakfast was delicious and served in a beautiful dining room. The location is perfect for exploring Waterford.

We were almost of the end of our 15 night stay in Ireland and have experienced numerous B&B's across the country and we have not encountered one as bad as this.
As we drove to Ashleigh Manor through the Industrial Estates and Car Yards, we became increasingly alarmed as to the location of the property, especially after leaving the lovely city centre of Waterford. It is situated on a very busy highway in a poor position. Ushered to our room by the daughter of the house, without the offer of tea and coffee, we took one look at the bed and realised the B&B was not up to standard. The bed was lumpy and uncomfortable. The room was poorly presented and dated. The bathroom too could do with some updating and some attention to detail is required (mould). The outlook from the bedroom window to the back of the property was not appealing and a good tidy up would be beneficial. We were so disappointed with the B&B, we did not unpack. Without even meeting the proprietor, we left, prepared to lose the money we had prepaid for a our night's accommodation.

It is not possible that this is the Number 2 B&B in Waterford. We feel cheated by the reviews of others who rated this property so highly. We paid for this accommodation in good faith only to find on arrival that the property did not measure up to the reviews previously given.

My wife and I spent 9 nights in Ireland in 5 different places. We prefer quieter locations and all 5 establishments met that criteria. This review was written at the end of the trip so that we could compare our experiences, as this was our first time in Ireland.
Number of nights: 1
Location: Outside of town on a somewhat busy road that gets quiet enough at night to not disturb your sleep - even with the window open. No public transportation into Waterford (as far as I could tell). Pub across the street.
Parking: Parking for 7 cars in forecourt.
Room 3: First floor; large room with large, operable windows facing west. One double bed and one single bed, wardrobe, closet, desk with chair and arm chair. Lovely bed linens. Nearby sitting room available for guests.
View: Side yard.
Bath: Small shower. Plenty of hot water & pressure; very plush towels; soap, shampoo & face cloths provided.
Wi-Fi: Very good. Different network for public areas.
Breakfast: Choice of several options for breakfast: pancakes, waffles, omelets, smoked salmon, etc. served with homemade brown bread. The eggs with salmon was delicious. Drip coffee on warmer or tea. Fast service in lovely dining room with small tables with tablecloths and a nice display of Waterford crystal.
Host: Very pleasant couple with helpful suggestions. Book with useful information provided in room.
Summary: Great place to stay, especially if you have a car and wish to have a first floor bedroom, as there are more than one. Hosts couldn’t be nicer and definitely the best breakfast options we saw on our trip.

Thank you for your amazing hospitality and for welcoming us to your wonderful home for a night. Your breakfast take-away bag was a fun surprise (Tyler LOVED the Easter chocolate!), your shower was fantastic, and your travel guidance was superb! We are sorry that we had to leave so early but are so thankful for you being flexible with our schedule. Hopefully we were quiet enough to keep the house still sleeping. We can't thank you enough for the breakfast take-aways!

We loved our trip to Ireland and you helped to make it fantastic!! Thanks so much and Happy Easter!

Great location, clean. This is definately a B and B, and NOT a hotel. The bedroom was like visiting your relatives and staying in one of their spare bedrooms. Comfortable. Phyliss was very hospitable, gave great recommendations for places to visit in the area. Breakfast choices were limited, but delicious. Homeade breads and jams a treat. Pub across the street was very nice.

This Bed and Breakfast was very nice and the owners were kind. They even let me pet their dog who was also very sweet. The food was excellent. I was only there for one night but it was a nice experience.

Ashleigh House Bed and Breakfast is,by far , the best bed and breakfast I could have imagined! T.J. and Phyllis were lovely and as welcoming as family! They provided, comfortable, clean, warm, beautiful living conditions and even lovelier sleeping and bathroom accommodations. The food was the best I had eaten thus far during my stay in Ireland. The gardens were a treat I enjoyed both in the evening and the morning as a sweet place to explore on my own complete with two friendly welcoming dogs and a very friendly cat, but they asked if I wanted to have contact with them so I could have chosen not to if I wanted. In addition, during my stay, another guest needed medical attention and the proprietor drove the guest to the clinic and stayed with them at the clinic to ensure they received care and felt comfortable in a foreign city. I cannot say enough good things about Ashleigh House Bed and Breakfast.
