Friendly staff - though limited english. good size clean rooms, ask for one at back to avoid noise from road. All rooms have balconies and garden/bar to front of hotel. close to a range of BBQ and Hotpot places and local bars.

Ours was a good size room with good wifi (although the manager did permit use of an office computer when it became difficult to establish a connection) as well as plenty of storage space. Dinner was quite good but breakfast could have been much better. The hotel is located on a main road but there was very little external noise, which was compensated by noisy guests banging doors and shouting at 0300.

Nice room, yet I booked a King-sized bed, got twin beds. Was given a room on the 1st floor of a 7-storey hotel facing the parking lot rather than the city while most rooms were unoccupied (few people enjoying the free breakfast each morning, nobody else having dinner 3 evenings in a row). Friendly yet very limited service, although I do speak Chinese (as do many of the locals here). A lousy exchange rate offered despite agoda.com stating otherwise so I paid in $. No $ change so I did have to pay some of the charge in kyats (at 1400 - $). Decent breakfast, good location, sour taste in my mouth...
