Well lets review the positives. The location is excellent only about 15 minutes from the motorway exit for Massa. The restaurant is EXCELLENT and the main reason we returned.
But the rest is fairly dismal to be honest. This hotel could use a massive refurbishment. Everything is worn out and tired and almost nothing works as it did or should.
The first dismal feature is the Managers who really dont wanna be there, mother plus daughter and son, all three are unhappy folks. So it really goes from there, you have the impression that they just want to milk the business and then get the hell out so NO investments are made period.
Shame as many things could be good.

I stayed just one night, not bad for a night. The hotel is a little bit old, Anyway the room was clean, so was the bathroom. It had wi-fi. I didn't have breakfast. Inadequate parking lot in my opinion, you need to know the streets or park a little bit far from the hotel.

I stayed here one night on a walking tour. My room was large, as was the en-suite, and both were clean and comfortable. Staff were polite and helpful. The restaurant was disappointing with both the evening meal and breakfast mediocre at best. I'm sure there are better three star hotels in Massa.

Stayed just one night driving thro Italy from the south of France and the stop was great. Only about 15 minutes from the motorway and easy parking nearby and the room was fine, dated but large and clean.
We ate in the joining trattoria and the food was EXCELLENT, and great value too.
BUT. The three staff members that we met at reception did not really want to be there. Mother checked us in slowly and reluctantly, her son was on duty in the evening and he did not really try too hard to help, and then daughter took our money the next morning without smiling or talking.
Like people who own the property but do not really want to. They were all dressed in clothes that had seen better days too.....

The hotel is cheap and ok for all those who need to attend the Local OPA hospital, which however is 2 km away. Basic and dated accommodation. No luxury here, more dated furniture and very simple bedroom/bathroom. On the plus side: ample rooms, free wifi, good tellies with digital package, clean. Down side: no private parking, very busy road so very difficult to find a space to park, very thin walls in bedrooms. It takes ages to have hot water in the room, one needs to keep the water running for ages. Just appalling for anybody ever so slightly ecologically minded.
