We were recommended by a friend to try this hotel and we were very happy with all aspects of the stay.
We had researched prior to booking and understood the additional costs for Air Con, Wifi and safe box should we of needed these additions , being that it was mid may we found that we were able to go without air con although the temperature was increasing daily I would imagine it a necessity by the start of June in a good weather time !
The location of the hotel is very good , handy for the beach , the strip and the airport , the planes on take off and landing were an exciting feature for us , seen from the beach and the hotel.
The staff were very lovely , particularly for us , Anna, who would help daily with our Greek "lessons" .
Everything about the hotel was very good , the food was totally acceptable , the drinks were local , the cleanliness exceptional , all staff were very welcoming and cheerful.
If you are looking to visit we would highly recommend The Roseland .
As always , do your own research , read the reviews , anyone with complaints on extra costs for air con, wifi, safe box clearly didn't , as for the food and drinks , it's a three star , that's why it's a reasonable priced holiday.
The pool area was kept clean and plenty of sunbeds.
The rooms were spaceous and a wonderful walk in shower the beds were comfy.
Aleada who worked on the bar was lovely nothing to much trouble, we did go out at night as it did lack atmosphere.
The hotel is in a good position to walk to the main area and beach.
Overall a wonderful holiday.
Pros
The hotel isn't far from the beach and restaurants. The cleaners are lovely and do a great job. The pool was well maintained with more than enough sunbeds. Great location for restaurants but quiet and relaxing. The rooms are quite large.
Cons
The buffet was almost the same every day and wasn't the best. We only ate there 4 times during our stay. Cocktails and beer taste cheap and might make you ill. The other guests were loud when returning late at night - the walls are very thin. You have to hold the shower above you when showering as the shower holder is at an odd angle which fires straight out but the water pressure is good. The room was quite dated, paint flaking off etc. You have to pay €25 for aircon and €10 for access to the safe.
Tips
The best restaurant of our entire stay was called Ambrosia and is a 5 minute walk away. The best steak and lamb we have ever had. Tip even just €5 and you will be given free cocktails and shots.
Don't leave suncream unattended on your sun lounger by the pool, you will come back to an empty suncream bottle after another guest helps themselves to it - much to my disbelief!
Make sure you try to get a pool view room, the other side overlooks bins and trees.
We hired a quad bike which was amazing and helped us to explore the island - even came in handy when going out for dinner etc as the main strip is uphill.
For what you pay this hotel is good. If you prefer something more luxurious then don't be tempted by the all inclusive offer as you may not like the monotonous food. There are some lovely restaurants not to be missed with more choice.
Can’t say a lot about the choice of buffet as only had a day here but we all managed to eat what we wanted. Will post another review towards the end of our holiday.
Airport procedures at both ends were 1st class and smooth bearing in mind all the Covid restrictions, even though we were randomly selected for a lateral flow on arrival, it was so quick and text results before we got our luggage from the carousel!

The food was really good quality, tasted lovely and was varied in choice. The drinks on tap for all inclusive guests were good, the drinks from the bar were good too but the cocktails were a real let down.
The pool area looked good but we did not spend any time around it ourselves. The noise from the planes taking off and landing from the nearby airport was honestly not a problem, so don’t be put off by the location of the hotel.
The night time entertainment went down well with the guests and there was a lot more choice if you choose to make the short walk onto the Main Street where there are many restaurants and bars with live music.
The bedrooms are adequate, storage was limited with open plan hanging space and a few shelves. The bathroom contained a toilet and had a big walk in shower at expense of putting the wash basin outside the bathroom into the bedroom, which we found impractical and unhygienic.
The beach was long and narrow and very crowded. The space on the sand was limited as it has to be fenced off by conservationists who were doing a great job to protect the nesting sites of the caretta caretta sea turtles. It was a lovely beach on which to walk to the next resort of Laganas and back we did it a few times, Just a heads up, if you go there, do not waste your money going to Cameo island, really! You walk over the wooden bridge pay 5 euros each to look at a few ragged pieces of cloth hanging over a tiny beach for a limited time and there wasn’t even a cafe or bar open.
Overall I would highly recommend a stay in the Roseland Hotel if you are visiting Zante, if we ever return we would definitely stay there again.
The hotel rooms were spotless, bathroom was modern with an excellent rainfall shower and a lovely balcony overlooking the pool. We had a fridge in each room and paid for air conditioning which we were aware of before arriving. Staff had obviously thought about our room location as we didn’t have to use any steps which was great for our 2 pushchairs!
Before having children, my husband and I always liked going self catering, so didn’t know what to expect with the all inclusive. However the reviews are spot on. Lots of variety during breakfast, lunch and dinner. A cooking station during breakfast and dinner where you could get fresh pancakes/omelettes and joints of meat/traditional Greek food. All the food was really tasty and all suitable for my 2 year old. Beer, wine, fizzy drinks, juices, hot drinks and water available all day and cocktails from the bar. We love a Mythos and whilst the beer wasn’t this, we enjoyed their alternative and drank with no complaints!
We spent every day at the beach, which you could get to via a path down the back of the hotel. We timed it and it took us 6 minutes to walk it. Close enough that we walked back and forth each day for lunch. The beach is lovely, golden sands, shallow shores and perfect for my 2 year old. Very safe, not overcrowded and if you’re lucky enough can see loggerhead turtles. We also really enjoyed watching the planes take off and land as the runway wasn’t too far away! (Transfer from airport was 10 minutes - perfect for little ones and the noise wasn’t an issue).
Lastly, all the staff who work there are so lovely. So welcoming, very friendly and fantastic with my 2 children.
Would definitely recommend for families of young children and would love to come back ourselves.
This place has everything that we look for to make the perfect holiday. The rooms are modern, clean with a fantastic power shower. The beds are large and comfortable and the rooms are cleaned every day with fresh towels. As we stayed during July the Aircon was free which was a godsend as the temperature didn't drop below the mid 30's for the whole of our eleven night stay.
The restaurant is small but is extremely well catered for, with lots of choices. We are both vegetarian and I have to say this is by far the best hotel restaurant we have ever eaten at. Always plenty of options and are open to new receipies/ideas.
Named soft drinks are free and on tap as is the local beer and wine, but are not as good. However, the bar do a fantastic range of freshly made cocktails which are very strong but beautiful.
Regarding the bar staff.....wow! They are fantastic, especially Alida who remembered us from our previous stay and who was genuinely sad when it was time for us to return home. Lala also made fantastic cocktails but could also be found making fresh omelettes or pancakes first thing in the morning and clearly works very long shifts. Special shout out to Neveoys (?) who saw us on a night(very early morning) out at a local bar called The Venue having a bit of a sing song. We never failed to make him laugh about that.
The hotel is perfectly positioned with just a 5 min walk to the glorious golden beach in one direction and a 5min walk in the opposite direction to the shops, restaurants and clubs.
Really can't praise the hotel and it's staff enough and we will definitely be returning again for our third trip hopefully soon.
