We've stayed here 3 years in a row and we love it! They have 3 different properties. We've stayed in 2 of the three. My favorite is the Inn right on Bellevue Ave. It has a charming front porch with rocking chairs where you can sit and have a cocktail or coffee and watch the traffic and people go by....

Arrived early and was able to check in walked to the cliff walk down Bellevue to Ruggles Avenue then took a left on the cliff walk and proceeded to the beach. The Inns on Bellevue are located near downtown Newport and offer a variety of rooms. We prefer staying in the House where pets are allowed. Our room was small and somewhat dated but had a small outdoor seating area where we could drink our coffee. The rooms are very reasonably priced and include breakfast.

This "inn" is actually several different buildings; we stayed in 30 Bellevue but the reception desk and dining room is in 10 Bellevue. So the building we were in had no common facilities. For the Newport prices, this was the best we could do at this time, and it was pretty good. The room/decor was charming, if small, but unsurprisingly for an Inn. The place is adorable and has a homey feel. The staff were very nice. The bed was uncomfortable but the bathrooms were updated and everything was clean. The breakfast was great! This was adorable. You could tell they tried to think of ways to enhance the experience. The parking was first come/first serve with overflow going into the closed fast food chicken place behind the building. A bit sketchy when parking at night.
