It's difficult to write this review, since I have mixed feelings about it. We selected Fair Street because it was right in the middle of Newport. Absolutely true! They have an adequate off-street parking lot. I also selected Fair Street because there were bedrooms on the first floor (my knees!!). That's true except you had to walk up 4 steep... More

My sister and I have stayed here for 2 years now for the Jazz Festival. The location cannot be beat. The rooms are adorable and very well kept. Wayne and Denise are great. The only downside is it can get loud outside because of the close proximity to downtown. But we'll definitely be back next year.

this has been the third time we have stayed at Fair St B&B ...Wayne and Denise cant do enough to make your stay perfect....the rooms are great and so are the breakfasts that Wayne cooks! a wonderfull experiance!!!!!

My daughter and I stayed at Fair Street after reading lots of reviews on TripAdvisor. What we loved about staying there was how centrally located it was to absolutely everything. The innkeepers Denise and Wayne are a wonderful team! They made us feel welcome from the minute we drove in and graciously opened their clean and charming home/gardens for us to enjoy. I stayed at Fair Street this past weekend as a first time guest and was thrilled with the bed & breakfast. The rooms were spacious and decorated well (nothing too kitschy). This was the best B&B we have stayed at in Newport. You can't beat the location...just steps from Thames and an easy walk to the beach, mansions and Bellevue Ave. Price was good for Newport. This bed and breakfast was a good value for Newport in the summer. The location is excellent, being right above the waterfront restaurant and shops, and within easy driving distance to the mansions.
