This place should not be in the lonely planet! Not even worth $20 for a double the rooms are so dingy you don't even want to spend time in them. Bathroom was pretty awful also, Felt dirty and old, needs a makeover very badly! Breakfast was good thats the only plus!

The breakfast and decent wifi are the only reasons I could give two star rating. The breakfast is one of the better ones I've have in Myanmar. However nothing else was really that great. I stayed in Grace I hotel one night. It located in an old building and has its own garden so it's quiet at night and feels safe. The room was big, the bed quite comfortable, the breakfast was OK. The staff was helpful and nice.

The place is located just outside the chaotic center, nearer to the peaceful part. Easy to walk to the center of bije to the botanic gardens. The staff speaks basic english but are really nice and eager to help. The room is basic but spacious.

Stayed here for 1 night with two friends, we intended to stay at Grace Hotel 2, but it was fully-booked so went there instead. It's very basic, with cold showers, but it's reflected in the price. We got this out of a travel book because its supposed to be quiet and have a great garden. Quality price wise I think its too expensive for what you get (usd 25 per night), its fine to have a simple rooms but just clean it. Cheap and cheerful, cold showers, very helpful staff, ok for a few nights stay. Front room i stayed in was nice and warm. paid 10usd per night. Rented a moped from next door for 10USD too! Easy moped to the small waterfalls and the gardens

I only gave it a 3 star, because we had some little problems during our stay. The place is nice and the garden is perfect to relax. The breakfast was correct, toasts, eggs, fruit and coffee or tea. The place itself is alright, we had a huge room and shower too, only warm in the evening though. At night it was getting a bit cold, but the nice guys who work here, brought extra blankets, whitout even asking for it. You can rent motorcycle here to get around. Plus it stays by the main road so forget about a nice sitting in a garden. It is far not only from the town but also from restaurants, they even do not have water etc. Rooms are for 25. Awful towels. Find nearby San Francisco hotel, we were only eating there, they have rooms for also 25, we did not...
