The establishment was very, very unkept...needs cleaning, painting and brought up to higher standards. Very disappointing. Has such great potential. We Loved the location and all; but, too messy and unclean. Very concerned that the steps were slippery and could cause an accident.

As owner of Magnolia House Bed & Breakfast, I strive to provide a warm, comfortable and clean environment for our guests to enjoy while visiting Franklin. It is our desire to do our best to make our guests happy and leave here with a desire to return. There are areas of our exterior that are being prepared to painting, however...

This was a lucky find! I stayed three glorious nights and was served three superb breakfasts. The hosts are friendly and set a comfortable atmosphere each morning. One major plus is the location--close to charming downtown Franklin as well as other worthwhile sites. I will definitely return!

We come to Franklin regularly for the Historic Home Tours and had the good fortune on our last visit to stay at Magnolia House with Robbie & Jimmy. The accommodations are all first rate and the hospitality as warm and personable as you might wish for. If you are looking for a more intimate, relaxing environment in a charming historic...

This was absolutely the best B and B ever. So cozy and comfortable. Close to all the shopping but then felt removed from all the hustle and bustle of downtown Franklin. Robbie and Jimmy were wonderful inn keepers. The breakfast was to die for. Will visit again and again.

I spent about 3 weeks at the Magnolia House around Christmas time and it was a blessing to stay there. It felt much more like staying in a home then a hotel. The rooms are great, and the large lounge areas are very spacious and pleasant to relax in. Robbie always makes a great breakfast and looks after her guests...

The Magnolia House is a nicely renovated Victorian home with a lovely and bright sitting room upstairs, a short walk from the town center of Franklin. Robbie and Jimmy, the proprietors, are friendly and helpful. The rooms, all with high ceilings and private baths, are spotless and pleasant. The ambience is quiet and when guests gather around the large dining...

The Magnolia House is a lovely little B&B in Franklin, TN. It is a short walk to historic downtown or to the Carter House and Lotz House. It is comfortable, cozy and clean. The couple who run it are very sweet and accommodating. Breakfast was absolutely delicious! I would certainly stay there again!
