What a great experience. Upon arrival we were taken on a tour of the place by Parker, taken to our room, and after settling in we enjoyed homemade iced tea and baked goods. We were in room 2 which is upstairs with a door to the balcony. (There are no elevators) Not an issue

We have stayed in the cottage and main house. The large room with the screened porch in the main house is very nice! We also stayed in the room with the private entrance, which is on the side of the main house porch - it is a smaller room. We stayed in one of the cottage rooms several times - had a private porch and very large bathroom, very quiet. If you stay in the cottage, you do have to go across the street for breakfast but that was not an inconvenience.

I think either one would be fine. We were in the "Cottage" and had the room that the owner's son stays in. I think it is probably a bit quieter in the cottage because it is set further back and there is a lovely walled cemetery across the street. The nice thing about the Inn rooms is that you are in the original antique building with quick access to the lovely porches, the dining room and parlor (and the kitchen where you can go for an evening dessert!). However, it is literally a 1-2 min walk from the cottage to the main inn. The parlor level of the inn might be a bit noisier because it would be near all the main rooms and entry foyer (but it is not a noisy inn so this is all relative) Bottom line - you can't go wrong with either! Have a wonderful time!

My husband and I stayed there to celebrate our anniversary. Lovely stay, but we didn't take our Maltese then....I do understand it is pet friendly in the adjacent buildings, so I suggest you check it out with them. Enjoy your vacation!

Do all bookings include a free breakfast, or is just certain room rates?
Because it is a B&B, breakfast is included. The staff, also prepares amazing desserts each evening, which is also included in price. This was a very pleasant surprise to us. The desserts were delicious and it allowed us time to meet and visit with other couples staying at the inn.

Is the pet friendly room available for the nights of January 17-20, 2017?
I suggest you call them to find out. I do know they do have a pet friendly lodging....good luck!
