Lesley and Dave, the ultimate hosts, are always going the extra mile to make you feel at home. The ocean has been generous: swam with multiple rays, 3 different types of eels, nurse sharks, angels, octopi even photographed a tiny seahorse this trip. Sin Duda is a place where you will make friends or if you prefer, go it alone....

We had the pleasure to stay 5 nights at this beautiful spot. It was just amazing. Easy arrival via beach road, you will find a relaxing "home" for a few days. We really enjoyed the beach, snorkel in front of the house (thanks for the hidden spots, Lesley) & comfortable rooms. Dave & Lesley made our stay even more special...

My wife and I spent 10 nights at Sin Duda in November and loved it.The one bedroom apartment with full kitchen and balcony right on the beach was perfect for us. Our family of three spent 4 nights with Dave and Lesley at the end of October as part of a two week stay in the area. I wish we had spent more time at Sin Duda. The owners were great, you can tell they really enjoy what they are doing - we have stayed in some places where that is...

First off, I do not favor large beach resorts. Sin Duda is a small boutique like hotel that sits on a beautiful beach that is off the beaten path. Owners are excellent hosts. Well done. We will be back.

Incredible place, fabulous mermaid guide Lesley to take you around. Nicest snorkeling from the beach in xcalak. Great, clean rooms with views of the sea and with kitchenettes. Love all the furries, cats and dogs lounging and sweet.

We have been long-time fans of the Mexican Yucatan and have made many trips there. Two years ago, acting on a rumor, we decided to explore the Xcalak area and headed south with a rental car, some luggage and not much else, ie. a reservation! After arrival at the village of Xcalak we headed north along the beach road, checking...

Come stay with us at the end of the road on our secluded beach - a respite from the noise and bright lights. Using ecologically responsible technologies and a cheerful perspective to conserve our unique environment, we live through seasons leaving only footprints in the white Caribbean sand. Presenting 8 remarkable spaces designed by the past architect-owner. Sin Duda Villas reflects an appreciation of Mayan simplicity, form and tropical colors.
