Room smelled like mildew. Grungy. Not worth it. Much better options available in Southampton. After deciding inhaling mold spores all night was not a good idea, we moved and were so much happier. Don't waste your time and money here unless smells don't bother you.

We are very sorry that you had an unfortunate stay. This has been a very hot and humid summer and sometimes the humidity just gets the best of us and makes everything unpleasant.
I am a seasoned traveler who loves staying in B&B's. Mainstay is one of my favorites since I live in NYC and it's an easy trip door to door. Elizabeth, the proprietor, is warm, friendly and welcoming. The rooms are uniquely appointed and speak of...More

It was up to me to plan a last minute getaway for 5 girlfriends and myself. I was just about to give up on a B&B and book a couple of rooms at the Hilton when I saw the Mainstay. We really lucked out. Our...More

Kayla, it was a pleasure to have you this past weekend, you were a lovely group of women and I hope you come back soon!
This was our second time at the Mainstay. Enjoyed both stays. Numerous pluses. A few minuses.
First the pluses. The B&B is charming, one of only two in Southampton, the heated saltwater pool is long enough for laps and is a great way to relax...More

After working out a few kinks we quickly fell in love with Elizabeth & the Mainstay. I usually read all of the reviews before I reserve a place and somehow I didn't in this case, but before writing this review I glanced at what others...More
Hi, I have asthma so I am hoping that the hotel has rooms with air conditioning and an ocean view. I am coming in from a very stressful time in NY/San Francisco, and I have 2 days to spend at the Hotel California, but I am hoping for help with my lungs, which have been acting up in the NY cold weather. Does anybody know if there is a suite number or room number that would have both A/C and ocean to look at? Thank you in advance for your help!

THere are not lodging situtations on the ocean here, the only thing I would suggest is Gurneys Resort in Montauk, that would certainly fill the bill.
