Fully renovated family-friendly lodge located in downtown Ellicottville. Every room has a Smart TV, high-speed Wifi, and air conditioning. Holiday Valley and HoliMont are a five minute drive away.

Pretty shabby place. Incredulous at the reviews elsewhere. Low quality furnishings, lots of damage (torn drywall, unfinished door frames. Kind of a rough, homespun vibe. Noisy, thin doors with peeling veneer. Missing amenities (toiletries, trash can). Wouldn’t consider this property fire safe.

If you’re looking for barebones, this is your place. Bedding is about the only thing that was nice. No shower curtail, one garbage can for 3 rooms, towels are really old, there’s coffee but no cups. Lots of lids no cups. Place is unbelievably loud especially at night. No one answers the phone with the number provided and their voicemail is not set up to receive messages. No front desk. I realize the place is a deal but still not worth it.
