Our gorgeous 2 bedroom Presidential Cabin is open year round. It has a full size kitchen, bathroom & living room with pull out sofa. All other cabins and motel rooms are seasonal from May-Oct. My husband, myself and a small dog stayed here this week. First off I would like to say the owners are very nice, attentive and accommodating. The grounds are well taken care off and the cabin was large and well appointed. Now for the not so good! The owner did tell us they had just fired the innkeepers for not doing their jobs properly and and it did show. The gas fireplace did not work even after 2 attempts from the owner, the coffee pot had so much built up coffee grounds pasted to the inside of the basket i had to soak it in hot water and scrub scrub scrub. The wifi was spotty at best, kept going out. Don't think we will go back

...then I would rate the facility four stars. But because nothing was done to eliminate the mouse (mice?) in the remaining five days of my 10-day stay, I will never return. I returned home one day from a hike to find a 1" diameter hole in a bag of gorp kept in the dresser with mouse feces atop the bag and throughout the draw (oddly, the draw had no back; this is cabin 4). So I reported it, but no feedback. On my last night I was awakened by a mouse (mice?) searching for food/garbage, so presumably nothing was done (trap set) to eliminate the mouse/mice. One of the two beds, the first I attempted to spend a night in, which ended in body cramps, was shot (squeaky springs, sagging). The second bed was fine. Wi--fi works well, location is convenient, fairly quiet but for Friday /Saturday nights (to be expected), good water pressure, fridge works fine. A couple of windy night and one set of windows cannot be secured and so the windows would swing open and shut (the other windows can be secured with a hook and ring). There are two TV remotes but no instructions, which meant that twice I needed help to resolve "no reception" error messages. Apparently the keepers, who are not the owners), have to deal with TV issues very frequently. Was told the facility has been sold and so morale may pick-up among the keepers and maybe repairs will be made to the cabins (they need attention). Oh, and no linen change even with a ten-night stay.

I want to start by saying that the couple who owns these cabins were extremely nice and accommodating. I chose these cabins due to ratings. The room in hotel section was a good amount of space. The condition of the bathroom especially was not okay. The soap was all broken into pieces. The toilet was cracked. The shower curtain had mold on bottom and the mirror was ruined around edges. Most of the time the toilet was only flushable by opening top tank lid and pulling up plunger inside tank. My husband tried to fix it to no avail and the owner came to fix but it was working okay when he was there and shortly after stopped again. It is a very reasonable rate but not sure why the ratings are so high

We rented 2 rooms that were horribly hot (NO A/C) and had holes in the walls that provided a view of the outside. The windows need to be replaced because they consist of screens together with duct tape and were not secured. After a day out, came back to the screens blown in the rooms. There are no windows, only shutters with glass that do not seal making hot or cold weather brutal. Not enough light fixtures and tv did not work. HORRIBLE place! Coffee machine but no filters or coffee provided. Noone in the office ever - keys left on a counter when I arrived. Pass it up and stay at the new cabins with actual windows and A/C up the road.

We booked here as it was close to the ice castles. We stayed in the Birch Cabin which is across the road from the main office. You could see that it had been updated as it had pine on the walls and MOST of the windows were new, except the bathroom one which was leaking cold air so bad that I had to put a towel over the window. The bathroom fixtures were all new BUT the cold air that was leaking from under the tub and the baseboard was bad! We had to keep the water dripping in the kitchen sink all day as the temps were frigid but the it still froze! The kitchen had a decent stove and fridge, coffee pot and microwave. There were dishes and utensils and some pots and pans. The bed was very comfortable but the rest of the furniture left lots to be desired. There was a loft. As for hanging space it was fine for us but if you came for an extended stay you would not have nearly enough to hang clothes for 1 person!. The management was very nice and understanding when I had to call and report our frozen pipes. It wasn't to bad but there were some thing s that needed fixing and I got the impression that they were trying to upgrade as they went along. WIFI did not work for us.

My husband and I stayed in a motel room. It smelled so terrible! It was musty and I feel like maybe once upon a time it was a smoking room. The days we were there it was all I could think about. Besides that, the room was very outdated. You had to unplug the microwave to plug in the lamp that provided the main source of light for the room. The bed was uncomfortable and the comforter seemed to be the same one originally furnished in the room in the 70s. The bathroom was not clean and the bottom of the shower was flimsy, you could feel how uneven and thin the floor was beneath your feet. It was bad enough that we didn’t really use the shower at all. We can’t speak for the cabins, which I think are what accounts for the good reviews of this accommodation. That said the motel did not meet our expectations..... I feel like my bar was not unrealistically high. This was one of several motels we stayed at in New England while on a road trip and this was by far the worst and at similar price points to others.

I accept some of the problems listed here but far from all, especially cleanliness. Some people are content on exaggerating problems for the sake of slamming a business because they didn’t have a good visit. They often treat a small family owned business like a hotel chain where there is unlimited resources to renovate the business. Many of these buildings were built in 1928, almost 100 years ago. We have reinvested most of the profits over the last 7 years and have many of a growing list of loyal guests that have witnessed the improvements over this period. It is now one of the most desirable lodging grounds in the area. The insides may be dated but that is intentional to keep the charm of the original design. The buildings are well maintained and are very appealing, while the grounds are probably the most beautiful in the area. We also invested in a Large Gazebo with a fire pit under it so our guests can enjoy a camp fire in rain or shine. Small business don’t deserve these types of reviews especially when they have and continue to invest most of the profits back in the business to improve the customer experience.

We stayed here in August 2019 in an Our Babies Cabin. It was small, but very good for the price. Don’t expect hotel type cleanliness. Be ready for a cabin experience. We enjoyed playing the lawn games like volleyball, horseshoes, and bags. There was also a pool. It is located near the Flume Gorge, the basin, Lost River Gorge and Boulder Caves, and the state park.

I wasn't sure what to expect when I booked our cabin. It was such a deal, I was afraid it was too good to be true. It was great! Nothing too fancy, but clean and well kept and had everything we needed. Don was always around if we needed anything. We will absolutely be back.

My wife, two Golden Retrievers, and I were looking for a getaway place in a resort area of the White Mountains that was away from the Central tourist district, but was close enough so that we did not have long distances to drive for attractions, restaurants, and groceries. We found such a place here. Because most lodgings in the Woodstock - Lincoln Area were along busy Routes 3 or 112, you are not going to eliminate all road noise. However, there was less road noise near these rustic cabins than other places, and traffic volume fell off significantly between 7PM and 7 AM. Also, the owner had planted Rhododendrons in front of most units to provide a natural noise barrier. We had a recently renovated cabin in wooded surroundings that was designed for two people. After living in a house, it took a while to adjust to the tiny, but well laid out, cabin. We found three missing items (tea towel, dust pan, and bowl), which the very friendly manager quickly replaced. We would come again to these accommodations that became very popular in the 1930"s.

On first impression it looked a delightful room. (Room 5) It was adequate for our needs but could do with some updating..... There was a fridge and microwave but no tea/coffee facilities. One bed made dreadful squeaking noises and on inspection the base was broken but there was an interior sprung mattress on top. When reported to the manager he acted surprised and asked if we had done it....... I don’t think my antics could break a bed!!! Situation and grounds are pleasant
