The Motel is not modern, but Pretty. We stayed for 2 nights and evetything was Good. The staff are friendly and helpful. The room was clean and big enough, with a comfortable bed. The Motel is Just in front at the bus stop, so we saved Money for the parking in Provincetown.

Aubrey's review below is pretty accurate as far as looks. I was confusing it with the Harbor hotel where I stayed about 6 years ago and while you can use the Harbor's pool, this place is shabbier. Even tho it was one of the lower priced hotels, it's not worth $165 a nite that 's for sure (but I guess...

The Breakwater is the way motels used to be before chains took them over--parking space in front of your room, furniture and furnishings that look distinctive (if old), a window unit air conditioner, a TV that is not a flat screen. On the other hand, the bay is right across the street, so even the laziest vacationer can drag himself...

Staff are down right unfriendly and unacommodating. The beds are so uncomfortable. Burn holes in linens, carpets filthy. Not sure how the board of health has not shut this motel down. And to boot they ask a high price for a room like it's a suite. Ughhhh. Do not stay here. Caveat Emptor for sure!!!.

worst room i ever stayed in by far. other than the view it was terrible, gave this a try because lots of places were sold out, never again! i can do with it being out dated, but towels were the size of handtowels, needed several a day so we had to go help ourselves and they hurt they were so...

I have probably stayed at this place 15 times. I like it because it is in front of the beach, animal friendly, and affordable by Ptown standards. The last time I went we had an issue with our room which was out of the owners control. The brother and sister team running the motel showed us that our business mattered...

My wife and I are avid runners and cyclists and the Breakwater Motel was perfect for us. Once we parked we never drove our car again until we left. We cycled to four of the major beaches and used the shuttle (bus stop right outside our door) to go into PTown in the evening. What we liked: WiFi, bay swimming...

“Check everything is working and clean before giving them any money. Go for the less expensive room since they are all almost the same. There are way better and less expensive places to stay , even last minute, Check the chamber of commerce websight or give them a call we did....after this "educational experience".”
