We stayed here last night and had a fabulous time!! Ken and Robert were great hosts! The location is perfect to walk to town and in a beautiful upscale area of town. The muffins in the morning were delicious and warm from the oven... We look forward to staying here again!!!

The owners are nice, professional. The room was outdated. the TV w/built in VCR was a blast from the 70's. Bathroom very small and shower kept leaking. All faucets/light fixtures in bathrrom quite tarnished and rusty. Furniture quite dated. Room smelled moldy. It just felt unclean to us. The location is absolutely fantastic. there REALLY needs to be some modernization/face-lifting...

It was our second stay in Ampersand guesthouse, for us it was heaven. Quiet and yet very close from Commercial street and Herringcove beach. Very reasonable prices for Ptown, very nice coffee and fresh cakes in the morning, owners are extremely discreet yet always attentive to your needs.
