We loved the location. Watched the Portuguese parade from the front of Sage and walked to everything. Can't beat the location. Very friendly owners and the breakfast was good. Rooms were ok, but need a few more places to plug in phones, etc. We would stay there again. Had fun.

Thanks RuthP, Provincetown IS fun, isn't it? Provincetown is the land of festivals and the Portuguese festival is one of the best. Although Provincetown is no longer a tiny fishing village, she has a rich history of the Portuguese and the fish. We've always stayed at another inn in ptown but their prices went up sky high. We found this place and it was wonderful. The staff were great, the location was ideal (the heart of commercial st), and the price was within our budget. I would definitely visit again!
