There are some very good things about this place - the hosts and the price. There are some things that are problematic - a very old house near the water so there are dust and mildew issues. We stayed for two nights while attending a friend's wedding in Newburyport. Picked it based on other online reviews. We got a call from Chuck on the day to say our room was ready early if we wanted it. Arrived and had a room overlooking the street. Great B&B. The hosts are caring, friendly and interesting! The rooms are tastefully decorated and neatly kept. We felt the love of doing things with care and providing the best time for their guest. Great location by the water near town center and on Plum island route.

My mom and I went to Newburyport for Mother's day weekend and stayed at 167 Water. We had a great time--the B&B is beautiful and Anne and Chuck and excellent hosts! I would definitely recommend it for anyone traveling in the area.
