You need a car but very handy for the beautiful harbour and waterfront . Would recommend the cottages .

I'm not sure how many 2-3 bdrm cottages are there. We stayed in a studio. Ours wasn't air conditioned, but you can request a window air conditioner when you make reservations. We stayed in late June and with the cross-breeze and the fans provided, a/c wasn't necessary. I am usually very warm at night and keep a/c on at my house well into the fall, but while staying there I was comfortable without it.
