What a beautiful and quaint hotel. Very unassuming, charming and quiet. If you are used to modern large spaces, this is not your place. It is a historic building that is doing its best to accommodate the modern traveler. And it does well..
I have stayed at the Margarita Inn in Evanston, IL many times in the past, most recently during October of 2018. It is utterly charming, the rooms are quiet and comfortable, and breakfast is served in an old-fashioned, huge parlor.

Yes, the rooms are equipped with wall-mounted air-conditioning units (combined heat and A/C) with individual controls. I can't speak for how well they work or how quiet they are, however, as it was cold when we visited.
