The prestigious and well established Highlands Reserve Golf and Country Club is set in undulating countryside surrounded by orange groves, oaks and pine trees. This highly popular and sought after community features wide tree lined boulevards, pavements, street lighting and green areas. A safe environment for children to play. We feature 3 - 6 bedroom luxury villas all with their own private pools. Facilities available to renting guests include Tennis Courts, 76' (23m) Community Pool, Golf Club House and Golf Course. In addition, the excellent shops, bars and restaurants at Berry Town Center which is an easy walk away. The development includes a championship 18 hole (par 72) golf course, a large communal swimming pool, a children's play area and a tennis courts. The clubhouse features a pro-shop and serves snacks and drinks. All villas are set on generous plots and are not all "crammed in" as is found on many other developments. Most villas benefit from conservation or golf course views, fully taking advantage of the beautiful setting at Highlands Reserve - you can't but be impressed and you will want to come back year after year !! Highlands Reserve has the zip code 33897 (check it out on Google Earth) and is located just 10 minutes west of Disney World, on Highway US27 just south of US192. It has easy access to Interstate 4 (some 2 miles to the south), which means easy access to all of Florida's main Theme Parks and attractions, including the beautiful beaches of Florida's Gulf and Atlantic coastlines. Orlando International Airport (MCO) is about 35 minutes away, Sanford Airport is about 50 minutes away, Tampa International Airport is about 75 minutes and Miami is 3.5 hours away. The nearest supermarket (Publix) is just a 10 - 25 minute WALK away (depending on where you are staying on Highlands Reserve) north of Highlands Reserve on the US27 which also has strip mall with a huge variety of shops, restaurants, takeaways and bars - alternatively you could drive there in less than 3 minutes.

The location is very nice. I felt very safe there. Close to the major highways and grocery and a Wal Mart. The house was clean and comfortable. I would highly recommend. You will need to bring liquid soap, napkins and kleenex. If you have a large group, probably garbage bags and toilet paper would be needed. The only heads up is that the driveway is quite steep and to ensure your car clears the sidewalk you will need to drive up very near the garage door. The management was quickly available to help with a problem I had accessing the key lock.

The house was alright enough but, there was sugar ants in every room, broken lights in every room in the house, broken headboards on beds. The place really needs updating. This was quite disappointing.

The place looks very nice and well maintained on the outside however the house that we booked was not! Very outdated with the furniture. The sliding door to 2 of the rooms leading to the pool were not properly working. Handle broken on one in the master bedroom, alarm wasn't sticking and kept falling off at another entrance. We were unable to bring any food or cook because there were "sugar ants" everywhere!! The pool hadn't been serviced before we arrived and was green! The light fixtures didn't work properly in the majority of the rooms so there were just lamps there. The ceiling van in the pool area did not work!! On the 4th day we saw a mouse sitting on the livingroom couch! We contacted about all issues and the only one that was addressed was the pool. Pest control never showed up during our stay!! We have stayed in davenport many times and I must say this was the worst home that we have ever stayed at. Very disappointing!!

The stay was horrible. First the king size beds were nothing more than two box springs with two strips of foam covering them. Upstairs is very dated. The rooms were dirty, I found roaches in the bathroom and kitchen.

This is a nice-looking property- smells very fresh when you walk in. Pool appears to be well maintained. However, a game-changing discovery was found after the third night. We discovered a roach climbing out of the kitchen sink! Upon further review we found multiple dead roaches under the kitchen sink, which indicates the owner was aware of the issue and attempted (very badly) to rectify the situation. There were also live smaller roaches in one of the bathrooms. My daughter and her family left as planned, but my wife and I decided to spray and “tough it out” for the remainder of our 7-day stay. That was a mistake, as the spray apparently “woke them up.” After waking up in the morning I saw a gigantic roach in the master bed closet. That was the straw that broke the camel’s back- we packed it up and hit the road at 10 a.m. for a 13-hour drive home, 2 days before our scheduled departure date. Before leaving we were given a good-bye by another roach in the kitchen sink. In addition, the third-party rental office failed to provide details on the property until 15 minutes before check-in. Upon check-in I found out the house shown on the web did not match the property. I booked a house in Celebration FL, but ended up in Davenport instead. This matters because I had other travelers who booked rooms closer to Celebration, not Davenport. Anyone who has been to Orlando knows the traffic around Orlando can be horrendous, so even a few miles can mean an extra 30-60 minutes in traffic. As mentioned, the house looks and feels nice, but the roaches just spoiled the whole vacation for everyone. I called the third-party rental office to alert them we checked out early. They apologized and said they would refund me for two days, but that has not happened yet. I will never rent another property without having an address again. Avoid this property (in Highlands Reserve) at all costs!!! Or at least make sure to get an address prior to booking.

we just pulled up to the house at 468 belfry drive; We are sitting in the driveway and decided to take a look around the house and it's disgusting!!! The yard is filthy; the screen to the enclosed pool is torn; it's trashed all Around the house; I will not be using this pool at all nor my children!! This was the sole purpose for us renting this house. The yard looks nothing like the pictures and we are not satisfied not one bit!! The screen door is broken. This is insane!!! This has ruined our family trip!!! We have driven for 20 hours and wanted a controls environment due to covid and my health issues; this is unacceptable!! I’m unable to talk to anyone to rectify the situation until Monday!! This is insane!! We are staying elsewhere that I had to again pay for taking away from my family vacation!! Here is a receipt of my stay elsewhere; that way my children can swim and have a good time; I’m very saddened by this situation and no one was able to help me even sadder!! You guys took my payment with no issue but refuse to answer my calls to rectify the situation; Again I did not spend 2,500$ to rent your property for it to be filthy and not up to standards!! I will never rent with you all again and will for sure spread the word to others!!! This is totally unfair and not right!!! I booked this property through head for Orlando; they would only communicate with me Thru email; it took them 4 days to refund me my money!! They did not want to pay me back ! It was lots of back and fourth about my money. We never stayed at the property. That property is horrible!!!!!!!! Those upper 2 paragraphs are some of my communications with Head For Orlando. This was a nightmare!! Whomever owns that home need to fire the management company for that property!! This is our first and last time renting a home through Head For Orlando!! I can go on and on about this property but I refuse to take up any more if my time on it!!! All beware and do not rent any properties at the Highland Reserves. The pool was GREEN!!! That house was FILTHY!!! Super Filthy!!!

We stayed in 208 a 6 bed villa booked through Virgin Holidays, the villa itself was good and met our needs but in a year or two will need a lick of paint. The complex itself was close to shops and restaurants, but in the wrong place to be described as convenient for the parks, it’s not the distance it’s on the wrong side of traffic hotspots that meant it took over an hour to get to the parks. Overall a good complex, ok villa but be prepared to spend time in traffic queues commuting

We booked the Villa on St Andrews from Debbies Villas. It’s 100% value for money having paid a lot more for a hotel room in the past. The standard of the villa is excellent, very comfortable master bed. Kitchen has all the utensils you could possibly need even if you wanted to cook a full meal. Very quiet, lovely private pool and sun area. Only thing we found a problem with was the lighting, ceiling lights tended not to work and some rooms like the mast only had lamps. So only a minor moan. Highlands Reserve is right on the US27 and 5 minutes from US192. We have already booked the same villa for 2020 👍

Booked though James villas. Included car hire. Beautiful 5 bedroom villa and pool. Well maintained and looked after. The cable and WiFi are a bonus. Maintenance crew are amazing and arrives within 10 minutes of us calling. Already looking at booking again.

We had a package from Thomas Cook, including flight, car, and house at Highland Reserve at Davenport, Kissimmee, Orlando. The house was what worried me...it was 'keys on arrival' so you have no clue where you are staying, except that it is on Highland Reserve. Arriving late at night with tired grandchildren we found someone in 'our' house. it turns out that someone had rejected the house that they had been given and were given the one we had been given details for at the airport. A mix-up...it happens....a phone call and we had another house on the same complex, this time in Huntingdale Court. The house was adequate and clean, but the pool area badly needed TLC - panel missing from the roof cover, ripped and tears in the cover, badly affected by black mould on the roof supports, only two sun loungers (there were eight of us), and a table that only seated six next to the pool. Inside the dining table also only seated six, so there was no way that we could have all eaten together. But the house was clean, at least and adequate. The thing to watch out for with Thomas Cook holidays is that they will always try to catch you with some cynical upscaling of the costs. We booked for eight; five adults and three children. We were allocated a house to accommodate '8-10 people'. Then they took the higher of those numbers - 10 - and charged us an 'under-occupancy fee'. Was it two under-occupancy? No. It was FIVE. Why? Because they don't count children, so with a maximum of ten people for the house and only five adults in our party, they were able to charge us an extra £238 x 5 = £1,190. How do you get a group of 10 adults going to Orlando without children? And if the kids don't count, where are they supposed to sleep? I tried talking to Thomas Cook on the phone. Roll-out beds was the answer. So we looked for roll-out beds in the we eventually got - none to be seen. We had a four-bed house and there was no way in the world that it would have slept 10 adults let alone accommodated them. The dining table only seated six. They did, by the way, charge us for the children's 'accommodation' and of course they charged for their aircraft seats, so I don't get this 'kids don't count' policy. And we were only allocated one car - again, kids don't count, so how they were supposed to be transported goodness only knows. We had to rent a second car. The moral of the story is be very, very careful when booking a holiday package with Thomas Cook. We won't do it again.
