Definitely one of the only several livable places near to otres Beach. The cottages are lovely and spacious. And so is the pool. If u must visit sihanoukville, this is one of the good places to put up..

The breakfast though is a absolute letdown. There is a fixed menu and the quantity served is absolutely minimal.

A bit pricey factoring in the surroundings and surely not value for money.

I think we were cat fished in a huge way. None of the photos of sihanoukville have been updated in the past 5 years. The place is a tip. Sandy Clay Bungalows was the nicest place I saw here. It was an oasis in amongst the trash. Next door was a construction site. The street is covered in rubbish. In fact the whole place is a construction site. Bought by the Chinese and a bunch of high rises left empty.

It's sad that this place has turned into what it has. If you want to stay in Sihanoukville, stay here, otherwise get the boat over and stay at the Islands instead ....

First, I need to say that now is not a great time to visit Sihanoukville at all. The Chinese have bought much of the land and are building Casinos and resorts around the beach area, so there is so much construction and it’s just awful. They are destroying much of the natural beauty in the area and the roads are just completely decimated with potholes and construction garbage.

With that being said, Sandy Clay was a great little oasis away from this chaos. The room was clean, the pool was pretty nice, and the bed was comfortable. It was a nice escape from the noise and stress of the surrounding area. The grounds were nicely decorated and my room seemed to be pretty well maintained. The staff were also all very nice and friendly and all of them went out of their way to make sure I had a pleasant experience.

That’s not to say that there are things that can’t be improved.

Everything seemed to have a bit of a moistness to it, including all the towels. I’m not sure if it was just the humidity of the area or the fact that it rained every day, but everything just felt damp all the time. Also, the free breakfast was okay but the logistics could use some work. For example, you are meant to get a paper ticket every morning from the reception to receive your free breakfast and show it at the breakfast area every morning. However, I wasn’t told this and it was a hassle to have to worry about a paper ticket every day just to get free breakfast. The free breakfast should just be a note in the system attached to your room number. Or maybe just have guests sign in with their room numbers to make it easier. Another suggestion is to have more servers at breakfast during the busy times because while the server was very nice and hardworking, she was not able to handle all the breakfast orders quickly enough.

As for distance from the beach: well you have to get through the potholes and mud first, which isn’t the hotel’s fault; but it took longer than expected to get to the beach due to the poor condition of the roads. I think maybe offering a tuk tuk shuttle to the beach would be nice for their guests.

As I said in the beginning, I wouldn’t go back to Sihanoukville, not right now in its current state. My vacation was far from relaxing with all the construction going on, but Sandy Clay did help make the experience much more bearable.

We arrived here pretty late and stayed here Only for a night. The room (nr14) seemed to be rushed during the building of the hotel. A lot of unfinished things in the room. See pictures. The refrigerator was not connected to the power so the «minibar» Didnt work. I saw a lot of stains on the Sheets so i were very glad i Brought my own pocket bedsheet and slik-bag. Otherwise there were a lot of mosquitos in the room, but the AC worked Nicely and the other facilities were Okey. At the breakfast it were clear that they Didnt Even try.. sugary coffee, the meal were probably made a couple hours before or Even the day before.

We stayed here for 2 nights in a beautiful twin rooms of Sandy Clay Bungalow with a fresh view of the pool. The room was clean and spacious. The bed was comfortable. Hot and cold water was great. Highly recommend if you travel to Preah Sihanoukville, Cambodia. Cheers!

I usually don’t like to complain, but I am furious right now. First I’d like to say that the rooms are nice and free of nasty animals found in the beach bungalows.
I was in town 1,5 year ago, and I remember this place being built, so visiting now I expected it to be new and sleek.
But the pool is just nasty. No maintenance done, no effort to clean it. The tiles are falling off, and some places it’s green with algae. I wouldn’t put my head under.
The staff is friendly, but somehow never around when we need it.
We had breakfast included, but were very disappointed. First day we both ordered American breakfast, but when it came, the omelet wasn’t cooked in the middle, the sausage and bacon came right from the fridge, the bread somehow taste of coconut, and the butter was completely melted. All the other days we had healthy, which is a bowl of fruit, muesli and a yogurt. This was a fine breakfast for many days, but today my boyfriend opened his yogurt, and it had a very strange texture and taste. I opened mine and it was fine. We found the expiration date at the bottom and it expired TWO MONTHS AGO. NOT OKAY!! How can you care so little about customers? We have no idea how many days we have eaten rotten yogurt.
This is a fairly expensive place, especially when it’s so far away from the beach. We expect not to be served food that expired in March, when it’s almost June. That is unacceptable.
For the love of whichever god you believe in, don’t eat breakfast here.
Again, the bungalows are nice, but I can’t give it a better review because of everything else.

Staff was really helpful, plus the breakfast was good so overall great value for money. The rooms were spacious and clean and provided all the needed amenities. The neighborhood was also nice especially round the block there are a lot of nice pubs and restaurants opened by expats.

Very nice pictures on booking.com and here too, unfortunately does not reflect reality. I have uploaded 2 actual pics from dec 2019 about the pool.
Besides this room is ok, breakfast is poor.
Area of the hotel is like Sihanouk; full of constructions and dirty.

First of all, Sihanoukville is a gimmick and a waste of time and money. The Chinese invasion has led to its destruction. There are no proper roads, dirt everywhere and feels like you’re trapped in a nightmare. Feels very unsafe at all times.

Now to this so called property. As soon as we arrived my friends and I were escorted to our 3 rooms, rooms seemed ok but at first glance we could tell they were not worth what we were paying for. My room was full of dead flies and other insects on the floors, walls were stained and trying to lock the room door was a challenge in itself. My friends on the other hand were greeted by a frog in their bathrooms.

Upon having a shower, I realized how dirty the bathrooms really were. Should be noted that window blinds were filthy and clearly hadn’t been dusted or wiped down with some water (at least!) in ages!

Next morning we woke up for breakfast, which was a sad attempt at serving guests. Breakfast was included in our room rate but we were still presented with a menu to choose what we wanted and the prices were ridiculous, $6 for toast and butter!

I spent the day at the hotel mainly due to me falling really sick and also because of the surroundings mentioned earlier. The hotel advertises free wifi throughout the property however at around 13:00 the wifi was cut off and only fixed the following morning. I was left all day with nothing but a book to read (which I actually finished!).

In the evening we decided to head out to dinner and asked the hotel to book us a tuktuk to take us and later on pick us up. Tuk tuk came and took us where we wanted to go, however, never picked us up, when we called the hotel to ask where the driver was we were informed that he was busy with other people!!! So we were left stranded with no tuktuk in sight (hard to believe in Cambodia, however as I mentioned most of the town in under construction and not many people actually live there apart from Chinese construction workers)

Another thing is that the pool advertised in pictures, isn’t actually there but in another area and different. So that’s that!

Upon check out we asked for a discount of $5 each for the wifi incident, however, not only were we denied this but were told that we were lying and wifi wasn’t available only for 4 hours!! We even asked other guests in front of the hotel manager and they agreed with us, yet the rude manager kept insisting that it was not true!

To top this all of, a couple of hours later I received an email through bookings.com (I used them to book the property) asking if we had showed up as the hotel had listed me as a no show guest! I can only assume they did this to avoid a bad review, and this seems to have worked as I’m not able to review the property on bookings.com!

To begin with, the hotel is surrounded by piles and piles of smelly rubbish. As soon as I entered my booked room I spot a frog across the room which the receptionist was happy to carry out of the room. Also, my friend's towel had patches of brown dirt all over. I was only at this stay for 2 nights with some friends as we were planning to go to a different city afterwards however it was very hard to book our stays and tours as the WiFi stopped working for almost a full day. We complained about it many times as it was a crutual requirement for our stay and the manager kept saying the WiFi will be back 'soon'. When the WiFi was still out in the evening and at night we spoke to the receptionist who said she will talk to the manager for a discount. At check out the manager said that no one spoke to him about our concerns and that there is no discount option. He said the internet was only out for 5 hours and when my friends and I showed him evidence otherwise he said he did not believe us as the lack of internet only affected our rooms. He did not believe our concerns despite the fact that he was the one to listen to them the previous day. The worst thing is that booking.com (where the accommodation was booked) informed me that the company made it seem like we never checked in, in order to avoid bad reviews.

One year old, 15 min walk to beach. Otres 1 is now not very nice so go left and beach at Otres 2. The area has Tons construction going on so be warned it's like being on holiday on a building site. Personally I have been coming here for years but never again.
