I booked a stay at the AirBnb here in May and was unable to make my stay last minute due to the hospitalization of my traveling companion after an accident on the drive up. I was pretty disappointed with the response I got from the folks at Eleven. Given their cancellation policies, we didn't try to ask for a refund - we just asked that they send us a note on AirBnb saying they couldn't refund us so we could get money back from my credit card company. After several email messages with no response, I called and was cut off on the phone - one of the women who owns the place told me she was "very busy running a restaurant" and didn't have time to discuss this matter with me. 12 emails and several dismissive phone calls later, I still have not gotten the message on AirBnb or email. Seems like they don't really have time to manage their AirBnb. As a side note - the AirBnb notes one of the major benefits is being right above the restaurant. Even before everything happened with my partner's accident, we saw on Instagram that the restaurant was closed the night we were supposed to be there. The hosts had not communicated that to us, which seems pretty important since the restaurant is a major draw of the rooms. If all went smoothly, I'd guess this would be an awesome place to stay! However, due to the quite rude customer service we received, I will not be coming to this AirBnb or restaurant.

[Copy and pasted from my AirBnB review, in they refuse to post it or remove parts of my review.] I rented both rooms in this AirBnB for one night for a whopping cost of $538.09, after taxes and fees. There were stains on the duvet. The walls are full of holes, scuffs, chipped paint. The towels are thin. The biggest issue, however, is that the listing fails to tell you that the restaurant below these rooms (which is run by the hosts) becomes a club for locals at about 8:45pm at night. We ate dinner at the restaurant around 6pm. The food was okay. The waitress was rude. There was no music playing. We were in the rooms after dinner, around 7pm, and there was no music playing and no voices could be heard from the restaurant. At 8:45pm, the restaurant starting blasting music so loud that it vibrated the floor of the upstairs rooms. At 9:20pm, there was an "Open" sign still out front of the restaurant. There were plenty of people in the restaurant speaking so loudly (presumably over the music) that we could hear their conversations upstairs. Around 9:25pm, I called the emergency number provided by the host and sent a text message to that number. I received no response, however, the music was turned down slightly in the restaurant. Around 9:50pm, I decided to reach out to AirBnB's neighborhood support. After going through that process for about 35 minutes, I communicated to the AirBnB support that we just wanted the music to stop. They said they would reach out to the host and asked me to record the noise. Within 60 seconds of getting off the phone with AirBnB, the music completely stopped. Within another 2 minutes, there were no voices to be heard in the restaurant. We checked less than 10 minutes later, the restaurant was closed, locked, and dark. So, the noise stopped in direct response to my complaining to AirBnB neighborhood support that the restaurant is listed as closing at 9pm, but was clearly continuing to operate, at louder levels than its 5-9pm operating hours, well past 10pm. The following morning, the host then had the nerve to text me back, after ignoring me the night before. She affirmatively asserted that the restaurant operates until 11pm and there were "paying customers" there until 10:20pm. She also admits to being in the restaurant until 10pm the night before, when she ignored my call and text message. When I told her that she misrepresented the rooms by listing the restaurant as operating from 5-9pm, which I supported with screen shots, she became defensive and arrogant to the point that I literally had to tell her to stop texting me. My advice is to avoid this place entirely. If you are in the situation I was in, where you don't realize that the restaurant becomes a club at 9pm for locals, contact AirBnB and threaten to leave. AirBnB knows this is fraud, but because we stayed the night, we lost the grounds to get our money back. My strongest position to get at least some of my money back was when I was on the phone with neighborhood support around 10pm at night, because if I had left then, I would have won a charge back easily with my credit card company.

On Tuesday nights the new place to go is the cafe at 11 wharf road or eleven, as it’s known, Killer burgers and fries, great brew and desserts. This is a hotel with a cafe in the bottom of the place. Bolinas is a special place, and this is one of the reasons why. From film directors to surfers, to locals, this is where they will be on Tuesdays. Suggest you make a reservation as it was packed.

This is great little bed and breakfast type place (although they do not serve breakfast). The room was clean and good looking. Our room came with a closet and big bathroom with old school claw foot tub. The tub is just that, however, not a shower. The room does not have AC, but you real don't need it with the cool ocean breezes coming through the window. You will find yourself in the heart of Bolinas a cool little town with beaches and seals and a few water birds to boot. The real issue is the noise -- with the windows open you hear every little noise. The local kids skate board at the gas station across the street until quite late. The bar a few doors down has good live music, but quite a distraction if you are trying to sleep at midnight. The neighbors about 15 ft to the east had a party that was quite loud. We ended up closing the windows and lost the cool breeze.

We stayed at 11 Wharf Road on the very last night of an 18 day and night road trip from New Mexico to San Francisco. There are only a few places to stay in Bolinas and 11 Wharf Road comes out a clear winner. There are only two rooms and the major difference between them is the size of the bathroom. We chose the smaller of the two and found it perfectly to our liking. The bed was extremely comfortable (stocked with way more pillows than we'd ever have needed), the bathroom was nicely done up (no shower for those of you who need an upright shower stall...it was a cool antique-y clawfoot bathtub but with a handheld showerhead/tube attached. An abundance of fluffy towels, soap and bath salts provided. A window provided good natural light into the bathroom...and the same in the bedroom. The whole place was full of natural light, very pleasant. Spotlessly clean. Tom, the owner, was a most gracious host, welcoming and accommodating and professional. He let us check out a bit later than what was written on the information sheet, which we really appreciated in order to maximize the time we had there. Location was great, across the street from the library, and just a few minutes walk from the (only) restaurant and the beach in one direction, and a great used book store and a beer/wine store in the other direction. We have already decided that we definitely want to go back to this place; it was really great. Thanks Tom, we really enjoyed our short stay there!

What a lovely B & B right in the heart of town. The front porch is perfect for sipping coffee and people-watching. Relaxed vibe makes this a great place to stay. Our family had both rooms -- which are impeccable, comfortable and complete with everything you might need. The proprietor is helpful with knowing the tides, and where to get things in town, like a wetsuit rental. In addition to his wealth of knowledge, Tom is also fun company. Bolinas is an interesting little town, with some charming shops and a lot of 'local color'. We took a nice walk up on the mesa to Agate Beach, which gives you a different view. All in all, we thoroughly enjoyed our stay, and are happy that the new owners have made 11 Wharf a whole new experience.

I've been coming when I want some time out of the city. Walking out to check the surf after waking up here is pure pleasure. Comfortable, clean rooms with clawfoot bathtubs and a location right next to everything. The location couldn't be better, the vibe is really friendly, and I love that there are only a couple of rooms. Its hard to find a place to stay in Bolinas, and I think I would find somewhere else to relax if it weren't for how much I like this place. I highly recommend coming when there are festivities in town, as you get front row seats on the sunny porch.

Wow, I was surprised to see someone say 'filthy', then I realized that the reviewer was talking about the previous business at this address. Other than the address, there is no relationship between the current B&B and the Blue Heron Inn. The current owner, we're told, has spent the past year refurbing the building. The girlfriend and I spent last weekend there and couldn't have been happier. The place is clean, the bed is comfortable, the hospitality friendly. It's located five minutes from the beach and all of Bolinas is within walking distance. A great destination for a quiet weekend.

I came with my grown-up daughter. Reserved 2 rooms. I could have lived with it, having spent a fair amount of time in third world countries. She couldn't deal with dirty rooms, towels and linen. The rooms are above a restaurant that has been closed for years. Nice location, but bring your own bedding and towels. We didn't check in, and went looking for someplace else.

This was an AWESOME place about 4 years ago. Now it's run by the son of the previous owners. He is REALLY nice, and REALLY odd (keep in mind this is bolinas). The Pros: Incredible location. Charming building and rooms. Nice guy. The Cons: Owner's son lives in the garage and is really odd. Likes to walk around with his shirt off (he really shouldn't) and is suddenly standing behind you when you least expect. He also probably does the housekeeping (and not very well). The linen closet is a mess and the sheets and blankets were probably fantastic 5 years ago. It's cheap (sometimes), since he makes up the prices as he goes. It's a great location, but I'd bring a sleeping bag! The restaurant closed a few years ago, there is no breakfast and his cat lives in the kitchen.
