Sorry but the only thing this B+B has going for it is the location. Glad we only booked one night. I'm trying to think of any other good point, sorry but I cant. Oh,yes, the breakfast. Rooms are really poor, no tv working, cables all over the place. Feeling of closterphobia about small room with double bed. No passion for small details, glass in bathroom to rinse mouth, no kettle, minimum toilet paper, dust all over the place, the other people staying with 3 children thought they were in thier own house running in corridor and shouting, this included the adults...I think people with glamping experience might enjoy it..

We stayed here for 2 nights in August 2019. It was lovely and quiet, though we arrived 2 weeks after the renovated mill (which was their home) had burnt down, which was a terrible loss to the owners. The room was comfortable and the location quiet. Breakfast was tasty, even offering duck's eggs which we'd not had before. The host helped us find a wonderful restaurant in a nearby village where we ate both nights. It is a short walk to the ruins of Jerpoint Abbey, and only 7km from Trim, which seemed to be much more expensive. We stayed here because it was cheaper, but I was a bit disappointed to find it quite dusty under the bed (which I always check before we leave in case we've left something there). However that was the only criticism. We would stay there again.

When we made this booking in January 2019 all the pictures were absolutely beautiful of the grounds, it's what sold us on staying here a nice night in the country before we head to Dublin. Turns out the pictures are all lies it's nothing but a crappy campground dump with garbage everywhere. They still charged me for a full night even though we refuse to stay there. I guess they believe misrepresentation and fraud are okay, if you value your money stay somewhere else! Also be aware that booking.com has been made aware of the situation and has done nothing to remedy it yet.

BEFORE I START - daughter was not around when we arrived so perhaps all of our issues were because the other owner didn't keep up with her usual workload the day we arrived... I have never wrote a bad review before, so I am going to start off with the positives. The location is lovely and quiet, with the sound of the river and birds. The breakfast the next morning was amazing, and the daughter and (mum?) were absolutely amazing and so kind and accommodating. However, there was a lot of disregarded or broken items around the grounds outside, making it look less professional. But firstly, when we arrived we were unsure if we were in the right place as it isn't very clearly signed - owner was just staring at us in our car right outside his window for a good 15 mins while we sussed it out. No coming out to offer help or directions if we were at the wrong place, not even a wave. Eventually we went in and asked and he told us it was the right place but to make our own way upstairs to find the rooms. First impression of room- Spiders everywhere. Now, I know it's an old B&B, and you'd expect one or two, but we counted over 30 spiders in just our one room, and 10 ish spiders in the bathroom. Windows were left open - hence the spiders, and made the room freezing. I've seen reviews saying "quaint" and "idyllic" but the rooms to me were quite unclean and I am not fond of spiders at all so was disappointed at just how many there were. The plus side of the rooms is that there is a good bathroom, although when we were there the water from the shower and tap had an awful smell, but this is not owner's fault. I have to say, there was a lot of dust on the counter tops and windowsills, and a ridiculous amount of dust on the floor and the blinds - again, of course you would expect a little bit because it's a small B&B not a hotel - but you still expect a cleanish room when you're paying for a B&B (with prices that would get you a much nicer room somewhere else) Could hear owner blasting Tv through floor late into night, and early in the morning. He was cooking fish downstairs when we arrived, kitchen was right under our room, so the smell coming up through our floor was awful and made all of our clothes stink of fish. My face broke out in hives after sleeping on the pillow case - so am unsure if the sheets were changed (however I did witness the girl changing sheets in another room the next day, so who knows) also there was a jug of water and two glasses in the room, but it didn't smell very fresh and the top of the jug had a large amount of dust on it, so we were afraid to try it Owner seems like a nice person, but perhaps he could be more welcoming and considerate of guests. The girls were absolutely amazing, cooking was fab, but I have to say, it's obvious that the rooms are rarely cleaned properly. Sure, they probably change sheets and clean bathroom, but I would have preferred to come into a spotless room since I'm paying money for it. I don't like being negative but I feel that this advice could be helpful to the lovely people running the B&B - it is such an idyllic location - keep up with the cleaning and it would be a 10/10!!!! (and maybe update some of the old furniture in some rooms, they were smelling a tad damp, maybe it's why I broke out?) All. The best to them

We loved every minute of our stay here. It seemed magical. The river Boyne was located on the property, perfect for a morning mediation spot. Also the room was quaint and rustic with lovely warm wooden panelling. The family was so nice, we felt right at home. A large delicious breakfast kept us fueled for most of the day! Also close to good spots like Hill of Tara and Uisneach. The pub down the road is nice for chatting. And right next door is the ruins to an old abbey, which we loved exploring.

Bective Mill is a quiet place with the sound of birds and the flow of the Boyle River being all you hear. Oliver DeLaney, along with Sinead, Margrite, and Mary went out of their way to make us feel welcome. They gave us great information about fishing equipment, kayaking, eateries/pubs. All of them made a point of taking time to sit and chat with us at different times which was lovely and goes a long way in making one want to return in the future. Not to mention they serve a delicious, cooked to order breakfast. I highly recommend Bective Mill and hope to return my next trip.😁

Spent a couple of nights here after 3+ weeks driving Ireland. We wanted a B and B fairly close to Dublin Airport. Great spot, very pastoral and quiet. We had a family room (extra twin bed) so plenty of room to spread out everything from the car and repack. Oliver was a lovely host, set a fire every night in the common TV room. Room was not fancy but clean and comfortable. Highlight was Mary’s excellent breakfast! About 1 hr to Airport- easy drive.

We enjoyed our 2 night stay here...the location was great for what we wanted to do. Everybody was so friendly and accommodating. There was no coffee making in the room but Mary made me a pot when I came down in the morning before breakfast to look at my iPad since the WiFi was ok downstairs. The breakfast cooked by Mary was so good too...would go back if we were in the area again. The room and shower was good too.

The Bective Mill was good value, basic but clean with a warm welcome. I would recommend the freshly cooked breakfast aswell. The remote location meant it was quiet at night and there was a lounge downstairs with a tv to use.

We had a fantastic stay at the Bective Mill B&B. Beautiful area and lovely breakfast – Mary was very accommodating and happy to cook whatever we preferred. We were there for a wedding and Oliver very kindly offered to drive us the venue instead of us having to arrange a taxi. It was a good 20 minute drive so we were very grateful. Thanks Mary, Oliver and Sinead, you are brilliant hosts and highly recommend this B&B to anyone looking for a peaceful stay in Ireland. x
