Good location only about 2 mins from the nearest metro station and not too far from Gion (about 10 mins walk). The hotel was clean, the staff friendly and very helpful when we had to change plans due to a typhoon and there were all the usual things you’d expect from a hotel of this type - including laundry machines which were great. Overall a good base to explore Kyoto from.

Loved this hotel it was a little gem and would recommend. Right in the heart of a busy shopping area and next to an absolutely huge shopping mall which you can buy anything and everything! Cat cafe and the Gatcha shop were some of our favourites. The room itself was spacious I thought for a city hotel and we were there for 5 nights. It felt like a proper base and my adult son and I were sharing and it felt plenty for us in a twin room. Massive window (8th floor) and lots of light and the air conditioning was really welcome in the heat. Hotel reception staff were ok but their English was not as good as in other hotels so sometimes it was difficult to communicate but non the less they were friendly.

I stayed here with my family (my wife and 4-year old daughter) in November 2022 for 4 nights and we had a comfortable stay. If you are a tourist, then you will find this hotel pretty convenient for sightseeing. Location is perfect. It is pretty close to a bus and taxi stand and also the train station isn't very far from the hotel. You will find plenty of restaurants bakeries, coffee shops & convenience stores nearby. If you are Indian or like Indian food, then there is a good Indian restaurant just 50 meters away from the hotel. We booked a superior twin room (with 2 single beds and 1 sofa) that is meant for 3 persons and it was spacious, especially if we compare it to the other hotels where we have stayed during our Japan trip. Most of the staff of the hotel is good. A special thanks to Mr. Sunil. He was really friendly & helpful. He helped me to transfer my luggage from the hotel to the other hotel in Osaka. Now, let's talk about the few negatives. There are many bakeries & coffee shops around the hotel, but it would be great if they could've offered the breakfast. Hotel doesn't have any restaurant, but it would be great if they can add it in near future especially for the breakfast. Another thing that I didn't like that on the day of checkout we were little and they charged a penalty. I guess we made it to the reception at 11:45 P.M and they asked us to pay JPY 1000 for that because the standard checkout time is 11:00 A.M. A 4-year kid was staying with us and that made the things slower than expected for us. I know as per the rules they were right, but it felt little odd because we have never experienced it any other hotel we have stayed so far. Anyways, we have a wonderful stay and we would love to stay here again.

This hotel is in an excellent location just a few minutes walk from subway stop Kyotoshiyakuso-Mae which has an escalator up and down and a small mall called Zest. Lots of eateries and shopping nearby in a bustling neighborhood. I stayed here 6 nights and the first room I was given was a small windowless closet with a 15inch step into the bathroom. Being old with bad knees I went down and requested a different room which after a small discussion of giving me a stool to get into the bathroom and me saying “nope” to that I was moved to a much nicer, bigger, room with a window to the street and a flat bathroom entry. Appreciated the care I was given but I also saw Ryokan type rooms and gorgeous suites so be aware of what you book here. The staff speaks great English, they have a water dispenser and microwave in a shared space off the lobby so you can save some cash on food and stuff. The lobby is also comfy to do work and they store your luggage with ease. All in all once I have had a room I could use I was very happy here! It can get a little noisy but not badly IMHO. Would stay again!

I recently stayed here for 3 nights whilst travelling through japan. The 5 starts are relative to the price band rather than the luxury. If you need a good hotel, comfy bed, clean room and good staff... this hotel does that. The location is great and allows travel across all Kyoto.

We had booked a twin room with an extra bed and stated this room would be required for 3 people however, upon arrival, we were provided with a twin room sufficient with for two adults with an extra bed squeezed in. This was a severe health and safety hazard to anyone staying in the room as follows: 1) the bathroom did open fully as the additional bed had been put in the walkway of the room 2) not only did we not have space to put our luggage, we unable to actually move some suitcases into the room due to obstruction from the additional bed 3) the bathroom was extremely outdated and does not match what was shown in the images 4) overall the entire layout of the room was a severe health and safety hazard due to lack of space 5) there was nobody at reception with appropriate authority to deal with the issue 6) we had gone down to the reception to voice the issues we had with the room and our concerns over health and safety however it was demanded that we pay 20,000 yen initially for an ‘upgrade’, which was subsequently reduced to 10,000 yen because we challenged it. Location wise the hotel is great but I would not recommend you stay at this hotel due to the fact that we were not provided with the room we had booked and the issue was not sufficiently dealt with by management.

Dear guest, Thank you very much for staying with us and also thank you for your review. We are terrible sorry about your room. 1) We are sorry, this is our fault and we changed hotel's rule. Now, this room's capacity of people is 2 not 3. But we think we have some misunderstanding each other. 2)&4) You booked for Standard twin room for 3 person (with extra bed) and we had described this room size is 18 square meter on the internet.We also said there is a extra bed in this room. But we can understand many people feel this size is not good for 3 person and the person who come from foreign countries have big suit case so we have abolished to sell this room for group of 3 person. There is another type of room for 3 people, so if you have the opportunity to come here again, please try it. 3) We are posting the picture of bath room on the internet and this picture is not old but if your mean that we need to more clean up, we have to tell to housekeeping. 5)Our team have about 30 hotels in Kyoto and general manager and manager are not in the same hotel all day so if we have any trouble, we need to contact to our boss first so if you can talk to them the result will be same. We are very sorry for not being able to satisfy but we appreciate your kind words for location. Thank you very much for your understanding and cooperation.

Stayed in this hotel for 4 nights, it has everything you need and more. Very clean and well serviced, friendly staff. Check in was quick and easy. The location is wonderful metro station was right around the corner from the hotel!!!! and bus stop nearby (1min walk if that). So many restaurants and convenience stores and a cool arcade market walking distance! The room was slightly bigger than Japan's standards for hotel rooms. Would stay here again!

Firstly, I need to applaud the staff for being so gracious and patient. They were sweet and helpful. Our travel agent booked us through bedsonline dotcom and that site totally screwed up our reservation (JUST USE TRIPADVISOR! Never any probs with any of their reservations!). After much back and forth between me, the booking company and the hotel, 3 HOURS later we finally got our room. Much bowing and appreciation for mutual perseverance, we settled in our small, but just-big-enough double twin room. The beds were moderately firm and comfortable, and even in midsummer heat (95F/35C) the AC kept it a comfortable at 68F/20C. The location is a 5-10 minute walk to three different train stations, right near the shopping district and just over Sanjo Bridge to Gion, a historic Geisha District. Nijo Castle, Fushimi Inari, and other attractions were a hop-skip-jump via train! I must stress that I am a utilitarian traveler. I pack for a week and go for two, utilizing the hotel’s coin-op laundry. I go for the adventure, not luxury. I want my hotel room to be clean, my bed to be comfy to sleep, and be able to take a refreshing shower after a long hot humid day out. I don’t need room service (there is no kitchen/restaurant) or pampering. I’m going to eat locally and find the delicious food the city has to offer. I want LOCATION over amenities, I want value for my money. GRAN Ms KYOTO accomplished ALL of that in a cute and classy way. If/when I come back to Kyoto, I would most definitely stay here again! 🙏🏻もう一度ありがとうございました、HOTEL GRAN MS‼︎

We booked a room with a king size bed and we were given a VERY small room. I couldn’t believe how small it was. I felt claustrophobic & couldn’t sleep unfortunately. We traveled as a family of 3, our daughter is nearly 3 yrs old, and we struggled with the little space that we were given. Staff was very professional & friendly. Location was perfection, but I wouldn’t go back. It might be right for other travelers though, but I wouldn’t say this hotel is the best choice for families.
