We stayed at the Protea in Livingstone Zambia for 11 nights in October. The staff is by far the best trained and responsive of any staff we have experienced. Better than any Ritz Carlton, Fairmont, Pan Pacific or Marriott we have stayed at and we have stayed in a lot of hotels in North America, Europe, South America and Africa.... More

It was a nice hotel. Not over the top fancy but an amazing deal with Marriott points. Staff really wanted to make you comfortable. Appreciated the mosquito nets and repellent. Breakfast was great. I was a little frustrated with the transport and it was very clear there is a bit of a cab mafia going on.

This is an excellent hotel with very good hospitality. The excellent food they serve is a wide variety. The rooms are nice and clean. They offer guided tours to the Victoria Falls from the Zambian side. The highlight of my trip was the 2 hour Royal Livingstone Express Dinner Run on the steam train reliving the old colonial days, a... More

Think Motel 6. This is a very old property with dingy lighting (all mismatched bulbs, none of which gave off much light... mostly yellowed) and practically nonexistent internet service. I really don't understand how it can be rated as a 3-star property?? Or what people are used to that they would give this property anything above a poor rating. Also,... More

An excellent good price hotel, very good meals and service and equidistant between the Falls and Livingstone. Swimming Pool was good as was the food (but I believe there is an excellent little Indian place nearby). Very friendly, helpful staff--even had an iron and ironing board delivered to our room. Good place to use as a base for local activities,

Good decent hotel, although nothing extra-ordinary. Friendly staff and good service. Ladies had very reasonably-price massage both days of stay there. Activity desk did mess up our requested reservation for a lunch boat trip to Livingstone Island with opportunity to swim in Devil's Pool at top of falls. Booked something else instead. By the time we got there and noticed... More

The hotel is well located in Livingstone city center, ~10-15min away from the falls by cab. There is a concierge to help booking any type of tour and a restaurant. Rooms are clean, equipped with AC. Can't remember the price but think it was good value for money
