Stayed here with a buddy during the covid 19 crisis. The hotel has a certain charm about it. Stayed in the fourth floor in a decent sized twin room. Two firm beds, this suited me and I slept well. The bathroom was a decent size, water pressure in the shower was just adequate to wash and the shower cubicle itself is large. Turkish breakfast was included and is bread, olives, cucumber, grapes, cheese etc. We ate out for breakfast as we prefer to try different places. Air conditioning in the room was very good and cost £28 for the week. There is a large ceiling fan in the room which did move a lot of air.
Honestly if you are a looking for a luxurious hotel experience with a gym, pool and a plush room to relax in then you will be unlikely to find that for this price anywhere. If you are happy to use the hotel as a base to explore the area and just want an adequate room at a good price, in an amazing spot practically on the beach, with adequate service,a bar open all hours and owners happy to accommodate late check out (at a reasonable cost) and late arrivals then you will have a great holiday here. If you complain at the drop off a hat because of the smallest thing and your holiday would be ruined by a bit of peeling paint or because your taste is different to the owners when it comes to ornaments and pictures then don't go here.
If you are happy to make the most of your stay and want to be in the best location in Side/Turkey then you'll have a great holiday.
Look carefully at the information and pictures when booking and decide if that's what you want, don't complain if you get exactly what you booked and don't expect to get 5 star luxury for 2 star prices.

I stayed at The Beach House Hotel for 14 nights and enjoyed every minute there.It is a small,friendly place and feels like you are staying in someones house rather than a hotel.The owners and staff are very friendly and helpful and youare treated as a friend not a guest. It is a perfect location for a quiet relaxing holiday,geared more for older clientel.The beach is just over the road and down some steps.Even in mid October the sea is warm The only let down to the Beach House Hotel is the poor WiFi, it only works on the ground floor,i could not get a connection in my room at all.However if you need good WiFi go 100 yds down the road to the Kamer restaurant where they have superfast broadband. I will definatly return to the Beach House Hotel next year. It is a shame they close over the winter as Side has the perfect climate for long stay winter breaks.

We have stayed at the hotel a couple of time the most recent last summer. The draw is the obvious position of the hotel, right on the beach. Well worth paying the extra for a sea view. The rooms though small; on our first visit we had to live out of our cases because the lack of room for our cloths, but the room are very clean and comfortable with regular maid service. The food and drink is of good value. If there is something missing it is the good old fashioned Turkish hospitality. The owner is Australian, and it shows, no matter how many meals you have at the hotel, you are never offered that little something extra at the end, and your coffee or tea is never topped up. Which we have had many times in Turkey. In fact when we asked for our tea to be in larger cups we we charged extra. I thought this was a little mean, the mugs were chipped and we were spending up to £100 a day in the hotel. Probable the worst thing is you can arrive at the hotel at any time from 3am to 4am but when you arrive there no complementary free drink or fruit, in fact if you are gasping for a drink the night porter will serve you but the cost is put on the bill.
Note. The front of house and waiters are not paid a wage they receive a percentage of the hotel profits, so don't be surprised when they always recommend the most expensive meals and if you order wine they will recommend something a little more expensive.
Nice people, a beautiful positioned hotel, food and drink good value. Well worth a visit

The hotel is in the perfect location in side: the side of side that gets a breeze and is quiet at night. The beach is directly in front of the hotel, with only a small pedestrian road between. The beach itself has all the amenities you need to relax, and it's perfect to walk back to the hotel for lunch, which we did. The food and service were both great both at breakfast and for meals and drinks. Everyone on the staff is super friendly, helpful, and kind. The food is delicious and well prepared. I'm not sure why some reviews complain about the staff because everyone, from the lady who cleaned the rooms to the owner, were wonderful to us, who were definitely strangers to them. It is clear that many if not most of the people who come to the hotel have come many times over the years. They are definitely treated like family with lots of hugs, as they should be. That speaks to the "family feel" of the hotel. What made our experience less than we had hoped for, and why this is not an excellent rating, was that we had a reservation for a double room, but once we arrived they gave us a small, twin room because, we were told, their doubles were all taken. The room was very small; the twin beds very narrow and not comfortable. The only windows faced the west, making the room very hot. We paid a nominal extra fee for the air conditioning, which did work well. After seeing some of the double rooms facing the water, we realized that our experience would have been very different if we'd had a double room. This is definitely not a 5-star hotel and not advertised as such, but if you get a good-sized room, the people, location, vibe, and food would make it the quintessential beach house stay. Would love to stay there again, and longer, in a better room!

From arrival close to midnight & throughout my 2 week stay nothing was too much trouble for Penny & her great staff. I had room 101 on the ground floor which was spacious for a solo traveller but would easily accommodate 2 adults & a child. Reasonably sized shower/toilet area with lovely large shower with excellent water pressure. Nice small balcony area next to mainly pedestrian road across which was step access to the beach with sunbeds/umbrellas at 50p, yes 50p/day. Showers & toilets also available, free & very well maintained. Food available at Beach House was excellent throughout the day with menu tweaks accommodated by the chef. Breakfasts was a mixed cold plate & you need to try Penny’s home made preserves made with fruit from the family farm……marmalade to die for!!! If you want a move back to “small & friendly” with easy access to everything Side then this is the place to stay. Will I be back …… most certainly in 2023!!!

Great, had a lovely time. Liked · The Staff and location were great. It's close to the centre of things ( couple of hundred meters) with a nice sandy beach just outside the door. Just far enough away from the disco etc to be peaceful at night. probably the best located hotel in Side. Each room has a balcony. I've been to Turkey quite a lot and will definitely be going back to the Beach House in Side.
Things can always be better and if you want large marble and stainless steel bathrooms etc ( how much of your holiday are you going to spend in the bathroom anyway? ) then you may want a newly built place but if you want the right location and staff that do their best for you then this is the hotel. An absolute pleasure from start to finish. Room and balcony on the 3rd floor with magnificent view of the bay providing all that you need to be comfortable. Penny is the perfect host, and the team helpful, polite and engaging. Food, drinks. always spot on, choice of sitting on the beach side, or in the shade of the hotel tropical garden. The beach a step across the road is clean, and beds are spaciously set out. So convenient to go back to your room freshen up and take a walk into the local town, look at the magnificent ancient ruins and experience the local culture, and shops.
A big thank you to Penny and the team we will be back hopefully this year!

This is a run down hotel - very very basic. We asked for a superior room and were allocated 201. This could be said to remind one of that in an undeveloped country. When it rained, the rain fell on one of the beds. The owner who is Australian had neither a welcome or a thank you, and when I checked out, she insisted that the exchange rate was less than what i informed her. The credit card company has since refunded the overcharge. On a positive note, the staff and the food were excellent

We visited this hotel in October 2022 and had a lovely holiday. The owner, Penny, is so friendly and helpful and really made the holiday for me. The location is great, in the heart of old Side and directly opposite a small sandy beach.

We returned after an 8 year absence to find a new Beach House Hotel but with the same superb, helpful host-owner Penny to welcome us. Surrounded by the Roman ruins of ancient Side, across a mostly pedestrian road from the beach and only steps from the excellent Kamer and Emir restaurants. Our 1 bedroom apartment was well fitted out with a kitchen, clothes washer, internet, A/C, large-screen TV, eating and sitting areas, and 2 small but usable balconies. We booked a relaxing, on-time transfer to and from the Antalya airport.
