The hotel is in a good location, approx 10-15min walk from Bangla road and directly across the road from Patong Beach. The hotel offers different daily exercise classes at 9:30am (ie: pilates, yoga, strength etc) and a variety of pool and kids club activites (Monday through to Saturday). The hotel gym is well equipped and there are plenty of restaurant/cafe options, pools and several swim up pool bars. Whilst the pools and surrounding areas (including the pool towels) are in need of updating and refurbishment, they are clean and maintained throughout the day. There is also a spa, gift/beauty shop, tour office and business rooms/facilities available although we did not need to utilise any of these.
In general, we found all of the staff friendly and accommodating particularly the housekeeping and maintenance staff.
Breakfast had a great variety although the main restaurant was very busy between 9am-10:30am where it was difficult to get a table. However, you can always eat at the Sunset Restaurant for breakfast and we never had any trouble getting a table here.
We would agree that the hotel is quite outdated, run down and in need of maintenance altough we noted that renovations/refurbishments were taking place while we were there. Our friends rooms (Deluxe rooms in Block 3) had been updated however we were in Block 4 (pool view rooms that were interconnecting) and our rooms had obviously not yet been done as they were outdated, had very poor Wifi in the rooms and our TV did not work very well. However, the rooms were clean, relatively spacious and had everything we needed. Housekeeping also did a fantastic job of cleaning our rooms everyday and replacing our towels (and bed linen if requested).
Overall, we found this hotel good for the price and location and we would stay again.
The fact that it is situated so close to the beach and has three large pools and a bowling alley also gives it an edge over other resorts in the area. However, it will need a full renovation soon if it wants to keep up with the other hotels in Patong. For the mean time though, a simple paint job on the exterior facade, (say a bright clean white colour on the walls and a dark grey spray paint for the visible roof tiles) would make this place feel a lot fresher and less dated and give the Sheraton 4 points next door a run for its money. I’m afraid it is the awful yellow walls with the dreadful red balconies that give this place an early 2000’s feel, together with the unattractive lobby and reception area which for some reason, has ridiculous plastic palm trees cluttering up the whole place. The appearance of a hotel lobby is important because it creates a first impression, and unfortunately appearance wise this doesn’t create a good one.
I do hope management take on board the suggestion about changing its colour to white in order to update the place, as the resort is one of the largest in Patong Bay and some people (including myself) are probably still hesitant to book here after viewing the outside of it on google maps and street view. It is a good hotel that looks (based on the exterior) that it is past its best, but there is still some life left in this place yet.
My room was located in the Sunset Deluxe area and I really appreciated its design and the smart TV with YouTube access, though the TV remote control was a bit weird (I found my way with it mostly by hazard).
I also liked that breakfast was served from 6 am, which was very practical for guests who like me left very early on day trips to the islands. Cocktails were very cheap by European standards. The maracuja one is worth trying, they use real fruits and not syrup as in other places.
A mention also for the hotel staff, as they were very professional and helpful.
I saw that many of the previous comments were complaining about the old state of the hotel. That is true, but extensive renovation works are underway. Some buildings had already been repainted and the pool bar in the Sunset area is brand new. I will probably return to Graceland to see the results of the renovation works.
The hotel is very cozy for various reasons. I had a room where the windows did not open and they were painted over, there was a smell of freon near the bathroom from the constantly running air conditioner, but I had no problems while sleeping. Set the temperature, cover yourself and you can sleep. The bed is not very sagging.
The room is cleaned every day and cleaned in too much detail. The cleaning lady tried to outdo me and arrange my things even more beautifully than I did. Bed linen and towels are changed every day. The hotel has very friendly staff who speak English. They are able to understand and try to help in any situation.
Please note that it is illegal to throw away glass bottles in the country. They must be left in the room. The cleaning lady will take it out. They are returned to production again.
The room I had was one of the cheapest, but this is a room where you can hang clothes on a drying rack, use a refrigerator, kettle, hairdryer, umbrellas, safe, TV, slippers, shower gel, shampoo and other nice little things.
But I chose the hotel because of the pool. There are 4 pools. The first one is on the 3rd floor, overlooking the second one, standing on the street. And 2 more in the area where the rooms have access to the pool. Attaching photo
The hotel liked everything: the area is not large, but the hotel location itself is excellent, there is a lot to walk (in walking distance of cafes,restaurants,shuffles,shops,salons,exchangers,pharmacies), breakfast good,friendly and responsive staff.
Room cleaning:💓never seen this quality on any vacation, towels were changed every day. In the DR, I found a hotel cake in my room - very nice!
From the cons I will highlight one- sunbeds in the shade by the pool there are no available, they are already occupied from 7 am...but for us it is not significant as the Thai sea is beautiful(the weather was great, 5 days of all rest there were not even waves)
I recommend taking a photo shoot, not expensive from them👍(a girl walks on the beach in the morning and invites, taken to the location of nearby Karon beach)

In expensive restaurants twice "logged" - expensive, and dishes did not like, so cafes from the sea side with wretched stickers on the tables 👍 huge portions and delicious.
📌The downside was still big: alcohol (wine, champagne) - very expensive in Phuket. I would have known, brought with me from "duty"... We drank local rum from "7Ieven" - very good, beer normal!
We were so excited to arrive after a long flight and then found out our family of 5 with two rooms had been split up into two different parts of the hotel so our swim up pool’s wasn’t used much as we had to go to the main pool to be together.
The room for 3 was small and had very little storage so our clothes have been thrown all over the place for two weeks.
The dreaded sun lounger argument I’ve always got them as I’m an early riser and will sit by the pool reading my book. However there has been lots of people that can’t everyday.
The pool has a ring of built up suncream and grease around the water level which would be an easy fix with a cloth.
Pool towels are available all the time.however don’t keep your towels more than one day as she said she has no note of me having them. I had to take a picture of my room number and key to her to prove I could have some more.
The swim up bar staff are lovely however your not getting tipsy on the cocktails.
Room services is sketchy and inconsistent. Our room was often not done before we returned from the pool or a day out. On 3 occasions we were given no towels and on asking her we couldn’t have any until gone 5pm. One night we had to get pool towels to shower before our evening entertainment. We have also not had room service as it was to late and needed to be showering when she wanted to come in our room.
The hotel is good for letting you have late swims to cool off after a hot evening.
However it’s now 5:30 in the morning and I am awake as the people in the room above us have been on their balcony all night with others in loud voices and I have reported it to reception 3 times and the security guard has been out and still they are there keeping all the other guests awake. Which is disappointing as it’s not fun for any other guests.
We haven’t let the above effect our holiday however been disappointed by these things. It’s our last day and we will all probably be sleeping being awake all night.
Stayed for a week.
Rooms were clean and comfortable, 33 had a bath, 15 didn't. Rooms faced the 2nd pool and were near the restaurant so live music played until 10:30pm each night. Lots of families/ kids.

step into bathroom- can be dangerous/ trip hazard
huge window from bathroom to bedroom- WEIRD.... there is a blind but why not a wall?
housekeeping was hit & miss- often late in day and often had to ask for hand towels/ bath mats or replacement towels

Our room (Sunset Deluxe Pool View) was a good size and fairly quiet, except in the afternoon when the crowd at the pool bar below the window got rowdy, but luckily we were rarely in the room at that time.
We hoped that the name of the room Sunset means that you can see the sunset from there, but it is not so, it is just the name of the building of the hotel.
We loved the location: on the beach; the city center was a short walk away, but far enough away that the noise didn't get here; On the side of the road leading to Phuket Town, i.e. going to Phuket Town (where we often went), there was no need to wait so long in Patong traffic jams.
The breakfast had a large selection, but we didn't really like the food.
The restaurant was OK, but nothing special. At the same time, on this trip, we rarely had a very good food experience elsewhere
The gym is quite big, but outdated.
We didn't find a SPA in this hotel, although the name of the hotel suggests it, probably SPA meant a massage salon, with inadequate prices (as is usual in hotels).
The hotel is old and already very worn, it desperately needs a thorough update and many things should be replaced already. Many of the renovations that have already been done have been done very sloppily, for example, the painting work has been done in such a way that the entire area is full of paint stains.
I did not like the fact that in case of rain it is not possible to go from the reception to the room or from the room to the restaurant without getting wet, everything is in separate buildings and there are no covered walkways between them.
Very bad internet, even reading e-mails was very slow.
The slippers were very poor.
We ordered a room with one large bed, but we got a room with two large beds and they claimed that they don't have a room with one large bed, while the description of the rooms on the hotel's website states such an option.
The bed mattress was a bit too soft for my taste.
We did extensive preliminary work on the hotel selection and this hotel best met our wishes. We hoped that it was not so worn out, but even so, we would probably choose the same hotel next time to stay in Patong.
