Citymax Hotel Bur Dubai receives a spectrum of feedback from its guests. While the hotel's cleanliness and central location close to shops and transport are often praised, guests have called out the small room sizes and lack of soundproofing. The atmosphere is seen as welcoming by many, yet some areas appear neglected.
Opinions on value and amenities are divided, as some travelers find the hotel budget-friendly with a commendable swimming pool and breakfast, others feel the services do not justify the cost. Service experiences also vary, with mentions of both helpful staff and slow responses.

Detailed Reviews
It was in the month of Jan that I stayed at Citymax, Burdubai, when the Exhibitions, Dubai Shopping Festival were going on.
The hotel was completely booked with full occupancy and we a smooth check in assisted by very cheerful and knowledgeable staff at the reception who treat us like family members because of our regular stay every year. Ms. Deepakshi and Mr. Bilal are an asset to their team.
Rooms were clean and well maintained with cosy beds , work station, Sofa corner for relaxing also provided a Fridge, kettle, with tea bags and coffee powder and Milk and sugar (Low calorie, Brown and White) along with 2 water bottles which was refilled everyday.
Provides a safe to store valuables when u roam out. (user friendly)
Ample storage space for bags and suitcases.
Laundry service available.
Service from the cleaning staff was prompt inspite of the huge crowd especially hats off to Mr. Mohamed Nadeem and his supervisor Mr. A. Pardesh for their dedication and super cheerful friendly and helpful nature.
WARNING : TOWELS in the bath were pathetic.. It definitely needs to be changed.
Breakfast was awesome as it included Indian dishes like idli, sambar and chutney which was there on all days along with Pav bhaji, Poha and Upma on different days.
This was accompanied with the standard continental cuisine.
Previous year ( 2019) Citymax had provided free transportation to and from the Convention Center for Arab Health participants which was a huge blessing and the Coaster Bus was full on all 4 days.. But this year 2020 they did not provide that.
Kindly request Citymax to bring that service back in 2021.
The hotel is located in between the Metro stations - Burjuman and ADCB.. 15 mins walking distance.
So if you are young and healthy to walk and get the metro, you dont have to be taking a taxi and be stuck in traffic. You just have to take a NOL card from the station which is as cheap as 3 AED ( Less than 1 USD) for a trip.

A lot to digest? Read an AI-generated summary of recent traveller reviews.
There are about 700 rooms in this hotel with largely Indian guests. It is unbelievable how well the hotel is maintained in spite of the large footfall. The hotel and the rooms are very clean. The breakfast buffet is a decent spread which is refilled continuously until 10.30 am for the 1500+ guests in the hotel. The spread has continental, South Indian and North Indian cuisines. There are 4 restaurants inside the hotel - Chinese, Indian, a sports bar and a continental cafe. The restaurants are reasonably priced and residents of the hotel get some discounts. Do remember hotels in Dubai do not allow 3 adults to stay in a room unless you've booked a 3 bedroom. One can also book directly through the hotel's website. The hotel is located in a great location and the staff is very polite. However, the rooms are very small and congested.

2 English females visiting, not near anything spent loads in taxis getting around. Pool area is restricted to 2 hours per day even if no one else is using! No towels provided only 1 pp per room per day. Covid rules although make no sense, max pool capacity 14 so if 4 people are around the pool why do you have to leave after 2 hours. Breakfast cold and basic, very busy at times and long ques. Not worth the wait to be served cold watery egg, selection of 2 yes 2 cut up fruits very minimal. Room cleaning very poor and had to ask on occasions as it hadn’t been done in days, bed sheets dirty, bathroom would flood from shower and needed all towels to mop up. Males hanging around in the lobby would get in the lift not press a floor and try and talk to you as well as follow you out the hotel, quite intimidating and not hotel guests. Room very basic and small 4 hangers provided and not a big area to hang anything. Window only opens slightly and is small greyed out making it quite claustrophobic. Strong smell of cigarettes even tho on non smoking floor. However hotel staff were lovely and done their best to accommodate. Just beware!

I was travelling with 4 senior citizen, they even not cared of those things and didnt provided the rooms till next 3 hours because of hotel dirham confusion. Receptionist there told that she is concerned about money instead of customer satisfaction. No water was also offered to guest who were in line since so many hours.
We requested for non smoking rooms on non smoking floors, we got it. However there was a person smoking in next room. We called the main number and asked to intervene as few of our family members are allergic to that cigerrette smoke. But nothing was done on it.
They havent provide any extra service in terms of extra dishes which were all chargeable. Also, local calls to be made to vendor for trip coordination were chargeable.
There were shortage of staff to pick baggage to the rooms. All my family members who were old had to pick their own bags for the same.
They really need to improve on customer satisfaction if want to earn more customer respect.

I stayed at CityMax Hotel Bur Dubai in Feb 2020, it was a good stay at this hotel.
Rooms, toilet and all pictures that one see about this hotel in any website are exactly same in reality.
Morning Buffet breakfast has amazing food and lot of variety. Rooms are well maintained and has all necessary little equipments like tea maker, little refrigerator, TV, Bathrom has a bath tub too.
At ground floor opposite to reception, you will also find a sports bar for drinks and food, restaurant type.
Gym and Swimming pool is also there at top floor of this hotel for relaxation.
The cleaning Staff person named "SOWKAT HARIS" was very polite, helpful, he cleaned our room every morning efficiently, would like to thank him for his great cleaning service.

Dear Paramananda, Thank you for staying at Citymax Hotel Bur Dubai & for posting your valuable feedback! We are sorry to hear that you had an average stay experience with us due to the mentioned concerns. Please note that we are a mid-market hotel; hence, our breakfast as per cyclical menus which is different every day and within our category. For the other concern, I will be sure to investigate this matter. We hope to welcome you back to Citymax Hotel Bur Dubai on your next visit. Warm Regards, Rohit Sharma General Manager

City Max is centrally located, just 15-20 mins from the Dubai Airport. It has supermarket, pharmacy and Aster Hospital nearby and decent no of food joints in case you wanna go out for a stroll. The room size is ok. Good for a single traveller, a bit congested for 2 or more, even in triple bed option. They do not provide dental kit, moisturizer in the rooms. 1 (500 ml) water bottle is only given per head per day. If required more you need to purchase. But I guess that will be common across all hotels in Dubai. Water is precious!! The restaurants have a good and tasty menu to enjoy. The only issue is the crowd. Its very crowded! Also the complimentary breakfast menu was decent only. Not very good. But then again the staff is courteous and quick to respond. A decent place if you are looking for a place to just crash and freshen up, spending most of the time outside.

+1
Don’t look at it as 5/4 star. As a 3 star it is good.
What I liked:
1. Interconnecting room is good for a family. Two set of toilets and 2 complete rooms of regular size.
2. We stayed on 6th floor (629-630). Service person Shawkat is very very humble and hardworking.
3. Hotel is well known so no need to tell details of location to any taxi guy. Just say Citymax Bur dubai and you reach there.
4. Almost all staff is Indian and all speak Hindi barring very few.
6. Breakfast buffet is fine but with limited dishes (which are sufficient) but no live kitchen which is fine at a 3 star hotel.
7. Huge size so full with hustle and bustle.
8. Luggage storage room there.
What I did not like:
1. When it is full you face challenges in buffet breakfast, Which they can improve by speed of refilling of food, cutlery, bowls, beverages etc. Either take your breakfast before 9 or after 10 as 9 to 10 it becomes a difficult place during peak season.
2. Local travel desk somehow I felt is not offering best of deals.
3. Bell boy not seen. All self service from checkin to checkout but ok as generally room prices are competitive.
4. They don’t allow late checkout beyond 1:30. I stayed for 8 nights but still was asked AED 150 for late checkout till 5-6. If room is available then they should allow complimentary.
5. Alacarte at claypot is costly competitively which may be because they have few guys playing live music. No problem. AED 39 Thali and 25 meal boxes are good.
6. Toiletries not there except hand wash in washbasin and shower gel in bath. Carry your dental, shaving and other hygiene kits or use vending machine. But the drinking water given daily 2 X 500 ml per room and tea / coffee maker refills so that is sufficient.
To summarise if you assess it with 5/4 star amenities then you will be upset and it will be your mistake. Look at it as good 3 star at good place at good price where you don’t need to spend your full days but only nights then you see it as good value.
I was overall satisfied as we had to go around places and needed a good place to take rest at nights and with breakfast.
Overall, I would like to visit again if I am looking for a reasonable stay at night with morning breakfast at reasonable price.

The reception staff was very professional and met our needs.
The cleaning stuff the same.
The pool stuff the same.
The hudle restaurant staff was also nice.
We have two main complaints:
1. Even though we had the breakfast included, we cannot ate in the morning because the restaurant was always too crowded, so we skipped this struggle. Advice for future customers: if you care about your personal space don't book the breakfast.
2. I saw from other guest's reviews the fact that the construction site place literally next to the hotel was bothering them, but I thought they are pretentious and surely the construction is done by now. I was wrong! Advice for future customers: the construction site is still in progress and note that somehow they make more noise in the night. If you care about staying at this hotel for the next half a year ask for a room on the other side of the building, opposing the building site.
