I have been staying here several times in the past. Last stay was in early May 2019 Pros: Location isn`t far away from the Airport (20 min drive) Has a small beautiful tropical garden You are close to famous Golden Duck restaurant Cons: Rooms are clean but bathrooms continues to decline (damaged bath tubes, water only trickled out of shower, toilet flush partly defect) It looks like that there hasnt been any maintenance in the past and won`t be for the future too. According to rumors it is planned to sell the plot and/or rebuild another hotel there ... ? Staff did change several times since 2016 and each time the service became worse. Certainly not because of these employees, all very courteous and polite, rooms, linen, still very clean. More likely because the decreasing numbers of employees and the budget they had available to run the guesthouse? On last visit there was only one (nice) women to do all the work - and even no breakfast was possible, bar empty ... I always liked the place as a little retreat within the big and busy city but next time I will look for another place. (However, if you book the cheapest rooms, expect nothing, and your priority is only an overnight close to the airport, you still might give it a try.)

Location is good but transport is not so convenient as the entry to the lane is less accessible because of flyover bridge. Finding a place just for a night stop is ok with this particularly to the locals. Luckily good restaurants are nearby.

So, I really loved this place. As with any Yangon home, there are some areas for improvement, but overall I loved it. The place is a bit aged but it gives it charm and character. The have a nice outdoor kitchen area and a small garden. It is at 7 mile so not too far from the airport and right at the parami road intersection, so access to good pizza by taxi. It is a great value for money I think. Just a bit old. Pros: An incredibly friendly manager and owner--they were very pleasent, helped with any issues I had and even warmed up my dinner from the night before that I brought in from outside. The beds are huge, and the room has a desk to work from. The internet was quick, they could point me in the direction of good food, and they spoke English. Also, the showers had hot water and there is AC. cons: Some outlets didn't work, so my fridge was of no use, but I could store my food in their kitchen. The TV didn't work bc of the outlet, but they have good internet so I just used that. And any other minor discomfort was also due to the age of the place like the loud old AC, but hey it worked great. All in all, I loved my stay here.

Though the hotel is a bit old, it's quiet and peaceful. It has a beautiful small garden which is great for dinner. Breakfast is quite basic but fine. Staff are very friendly and helpful. Rooms are big enough but a bit gloomy. Overall OK.

The atmosphere is nice by Garden . And room is just ok . And Staff friendly and helpful. Short walk to Main road and Along the Pay Road traffic gem. Room very basic and not new old room but its clean .
