Stayed her my first night in Sri Lanka . Felt uneasy about this due to the last two postings which were not positive and in which the travellers were sent to another inferior hotel . Once my driver had located it I was shown into the reception area which was quite nice with old furniture etc . Adrian the manager welcomed me in then once my driver had gone informed me " you must be booked in another hotel as we don't have your booking" ....after 3 phone calls with my travel agent and Arun , the owner , they decided it was a mix up and I could stay ! There is NO RESTAURANT there , so the Hotel blurb is incorrect there . Adrian , for 1000/- went and got me a pile of rice with a chicken leg on top of it and a beer. He then proceeded to ask me personal questions , offer me a massage and generally make me feel uneasy ( slightly silly as I am over 60!) the room and bathroom were adequate , a bit stark and hardly " boutique" but all travellers must now realise this word doesn't mean a thing ! Breakfast was fine .
If you have made a long journey and its your first night in a new country the last thing you want is a mix up like this and strangers asking weird questions . Pay a bit more and find a proper budget hotel !

Firstly, I would like to mention that I have never written an unfavourable review. I initially booked this hotel due to the rave reviews about the manager. My very first encounter with Arun was a disagreement over payment of taxi fares. I was able to produce documentation and there was no apology. I have been travelling through Asia for 39 years and no 'Old Fool' which I felt that is how I was been treated. I didn't have a problem with the advertised TV not been available, the lumpy bed or the broken toilet seat, these things can be overlooked. I do take offence at the deliberate attempts at ripping us off, not impressed, whilst smiling at us. The owner was friendly and I feel he would have been horrified if he knew what happened. Highlight was the breakfast, which was plentiful. Price is right, internet available, clean

We had a flight landing very late in the evening so planned to stay somewhere easy so we could start our holiday the next day no the south coast.. little did we know the treasure in store. Reed Boutique Hotel was a wonderful start to the hotel. The staff we amazing -the breakfast incredible!! They explained ALL of the dishes and since then we have asked for the authentic eastern breakfast everyday -the Reed is still our favourites for the Coconut Rotti!
The hotel its self boast great interiors, its so grand! The rooms are big with comfortable beds.
Loved it and we will return for sure!

For the first time I didn't read trip advisor reviews, big mistake!
I booked through booking.com and the room should have cost £40 for a night, however just before I arrived the had charged my cc £96. They sent an email explaining they had refunded my card but still no money has gone in to my account.
The hotel is down a dark rough street and the advertisment is very incorrect.
I feel bad for everyone else having read the reviews, however it all makes sense now, the hotel advertised room service for breakfast however the manager was very insistent we had to have it down stairs. Lucky for us we didn't like the hotel one bit so got up early and left before breakfast.

I can't begin to tell you how disappointed I was with this hotel. Firstly when we arrived we were not greeted very well and it seemed that everyone except the cleaner was not there. There was one member of staff, in the mornings 2! We got into our room where there was no safe (even though advertised) and the toilet seat was completely cracked giving a nasty pinch whenever you sat down. We were told it would be sorted out by the time we came back from an explore, it was not. The manager was called (he runs 2 hotels although in 4 days we saw him twice for less than 30 minutes). I was advised he would be with me in 3 minutes. Over 2 hours later we called him again and he said 5 minutes, another hour he arrived, apparently traffic was bad! Finally they swapped our toilet seat and found us a room safe.
Fast forward to the third day, I had changed money and was off shopping when I realised almost $200 in local currency had been removed from my purse. Of course, you remember I had insisted on a safe! However my handbag was not put in the safe when we popped for breakfast. A 5 bedroom hotel we were literally metres from our room and as such I foolishly assumed it was safe. This had been THE ONLY time my bag was unattended and a pick pocket would have taken the whole purse not rifled through for a wad of notes.
We set a trap with out cameras the next day and went to breakfast. We were told that the cleaner was off sick? We then realised the trap was futile as the other staff member had to stay to serve breakfast.
We spoke to this member, who advised us he was front office manager and he seemed very concerned. He then said that the cleaner had actually called in that morning to say he had quit. He said he would call the shared manager and get back to us. After 30 minutes I asked what had happened and he said Arun the manager was too busy!
An hour later we noticed Arun had found time in his busy schedule to show some prospective guests around. We asked him away from those guests if we could speak and he was very reluctant. Finally he came and we informed him. He said the staff member was on night shift (3 versions of a story now started to seem strange)
Being very defensive he told us that we should have used the safe and that we had no proof anyway. Both true but not good service!
To end it we were told that they would talk to the staff member and email us as soon as he was in. After 3 weeks we have had no response!
Breakfast is average and we had better elsewhere but more importantly the hotel is in a lousy location miles from anything interesting.
For the money you would find something better, more central, with better service and hopefully more secure!
You will see from my other reviews that I am not in the habit of bad reviews!

This is a smallish B&B. It is hard to properly rate the location. Colombo is not a city with one focal point, but rather a patchwork of several neighbourhoods. The historical heart of the city, Fort, is about 30-40 minutes by Tuk Tuk, as are the bazar district Pettah, the most interesting temples and Mount Lavinia, the only decent beach in the city. So in a sense the location is very central. On the other hand, there is virtually nothing of interest within walking distance. Tuk Tuks are very cheap if you get a metered one. The B&B is new and clean, and is decorated with antiques in a very tasteful way. The garden is very small, it is not possible to sit in the garden and to unwind. The rooms are big and airy. The aircondition units are positioned in an awkward location - you either have to sleep in a draught of cold air or have to switch it off at night. The rooms are quiet. Food is fantastic - very authentic and extremely carefully cooked - on balance the local best food we had in Sri Lanka. The manager is nice and helpful.

This boutique hotel in Colombo really made our stay feel like home. Tack away in a small alley was a defenatly warm welcome in Sri Lanka. Is defenatly recommend. The owner really hospitable and has a great knowledge of the hall country. Thanks for your hospitality we will be back

Don't touch this hotel! My girlfriend and I had money stolen whilst we were at breakfast. The 'manager' spoke with us while another member of staff raided my girlfriend's bag. Not the first review to write this either. It's in a bad location too. Not worth the money or the hassle!

The people seemed lovely at first but we soon learned that they lured us into a false sense of security so that they could sneak up to our room and steal our money whilst at breakfast. We had 8000lkr and 600aed taken. I wish I had read the most recent reviews before I left. They also tried to debit our account more than once. Do not stay here: they begin your stay by getting you onside and telling you about the nasty deceitful tuk-tuk drivers you have to watch out for. I can afford to be charged 200lkr over the odds for a tuk-tuk thanks but I don't take kindly to this dishonesty.

We would have rated this hotel quite well if money had not been taken from our room while we were at breakfast. Room ok. Location ok. The photos make it all look better than the reality. Would not recommend.
