The Kabiki is an oasis in the city. The property and staff and great but the real winner is the pool and poolside bar/restaurant which is where I was most of the time I wasn't out sightseeing, there was a lot within walking distance. Great shopping on 240 St. A couple of minor annoyances, I had mosquitoes in my room...

This is a beautiful oasis set in a side street near the embassy area of Phnom Penh. The Kabiki has a good location down a gated lane close to the main sights of the palace and near the seafront. Tuk Tuks are readily available at the end of the lane. I was offered a big room just off the reception area, but thought it might be noisy and changed to a smaller one more of a distance...

The Kabiki is a fantastic place to stay (this is my 4th time). It is quite relaxing, a lot of green (in contrast to the surrounding) , extremly nice and helpful stuff people like Sovann and others. Strongly recommend it!

Simply Stunning hotel, fabulous location, very peaceful but within 10 min walk of The Royal Palace. Excellent rooms & very friendly staff ensuring we had a great trip. Would highly recommend a stay here.

After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside.
