This is run on a "first come, first served" basis.....you arrive and take your chances. We were very lucky as two rooms became vacant as we arrived....one for myself and husband, one for my adult daughter. Our room was bright and airy, my daughter's (room #14) was pleasant, but the lower ceiling made it a little claustrophobic and her bathrrom...

very nice guest house with typique guess rooms. centrally located. ' lounge' for breakfast is very nice as well. would definitely stay there again next time.

Its in such beautiful surroundings that it is really shame that the staff make no effort what so ever to make you feel welcomed. I've stayed there two times but last time will be the last as for the same price you get nice people and nice place. Another issue with that place is mosquitos - there are so many...

Gap's house has being in service for 11 years with same fixed price despite the CPI increase, A bungalow aircon room suite (sleeping+living room) only costs 700Baht, amazing. I have stayed in this guest house for more than 7 days during my trip and found it a lovely place to stay while explore Chiangmai. Located in a quite lane but...

We stayed at Gap's House three separate times during our 8 day visit to Chiang Mai. We opted for an air conditioned room all three times and we were very satisfied. At 650 Baht ($21 USD) we felt it was a great value. A wonderful breakfast was included in the price. Both the rooms and the common areas are nicely...

This place is AMAZING! It's like a little jungle right in the middle of downtown Chiang Mai. The decor is super interesting, the crowd is fairly young (but not loud), and it includes a huge breakfast (by Thai standards). The only bummer is that it does get pretty buggy with all the greenery, so you have to use the mosquito...

Gap's house was a good value guest house that was different from the commercial blocks. There are lots of plants and dogs that make it welcoming & homey. I enjoyed staying there for a week. Beware of the mosquitoes... even at breakfast, bring bug spray. It's first come first serve (no reservations). The small rooms in front are only 350...

We moved here after having spent one night at a more expensive and not as charming hostel in Chiang Mai and immediately loved it. We stayed for 4 nights and found the location perfect, hidden from the main rush but still in the middle of the action. The rooms are in pretty wooden bungalows, basic but comfortable with an old...

Idyllic hotel, nicely decorated, in a great location, with free internet. Rooms were clean. Great restaurant and good value for dinner. Breakfast was a little humdrum (only one choice, eggs everyday). The only drawback to the garden setting were the mosquitos that hung around there during the day and at night. Gap's cooking school was very professional, a great experience...
