We stayed in this guesthouse for two nights. The owners were friendly and helpful... when they were actually in the guesthouse. During one whole day the reception area downstairs was dark and unstaffed, and we had to let ourselves in using the outside key they had provided us with. I have mixed feeling about this place. I'll start with Pros: it's in a nice place in the old city-- quiet, but very accessibly to busier streets. The coffee shop two doors down has incredibly coffee. We've spent a single night in this guesthouse during our trip in Northern Thailand. It is located in a quiet neighborhood within walking distance from the main points of interest in Chiang Mai. It is a small but cozy gristhouse. The owners are very helpful. Theyhave good tips for sightseeing and give a good discount on the tours and treks they sell cheaper then elsewhere. Rooms where clean and nice.

The guesthouse is very simple, but there's everything you need and they have very soft towels. The owner couple are both very friendly and hospitable. Frank and Sara, the couple that runs the place, are excellent with customer service. In general, the place is not as clean as it should be (my room included). Also note that for the single room, the bathroom is extremely small.
