We found Arden House when looking for a base to go to the NEC for a show. It's in a lovely area, and close enough to the NEC/airport to get a taxi for under a tenner. The room we had (Macbeth) was clean and tidy and very comfortable. We had a good night's sleep in the very comfy bed. Raj is a gentleman and very attentive. He cooked us a lovely breakfast and was lovely to chat to.

This was the most horrific experience. On arrival the reception was rude and didn’t wish for us to have breakfast before 9am. (We had a work event to attend at 9am) after some persuasion it was agreed 8am but no hot food. If we are lucky we may get an egg… I’m not sure if he was trying to be funny. Eventually after what felt like an interrogation and verbally abused in a sexual manner we were given the keys to our rooms…. See photos. We actually complain about this and most definitely did not feel safe to stay here. The reception got very aggressive with us and threw us out using foul language. This is all very clear on the CCTV if it actually worked! It’s nothing like the photos online. When outside after having the door slammed on us I contacted the owner as she had given me her number earlier that day. The owner was obviously in shock and said she would call us back. This never happened. They had already took full payment from a week earlier which should never of happened as it was pay on arrival! Luckily we were able to find alternative accommodation. Actually cheaper and cleaner…… this did however ruin our evening as we had a dinner reservation, we missed. It took several days to get a response from them. Obviously, with a totally different perspective… The place was filthy The one staff was rude and unaccommodating with what we had payed for. The way we were treated was shocking.. this place is not safe and daylight robbery… I have stayed in a hostel for £20 which was better than this ……. Definitely not worth the money.

Great service, lovely room, friendly host, and even made me a nighttime sausage sandwich after attending a gig at the nearby NEC! Thanks Raj! Great communication before we arrived and were keen to fit in with our arrival time. Very comfy bed too!!

Wow this takes some beating, it is literally a house in the middle of a housing estate. Everything is grubby, shower, cups, cutlery, bathroom, and you can't check in until 4 pm, to top it all you can't have an English breakfast despite advertising bed and breakfast. Understand religious restrictions but why run a b&b or indeed advertise breakfast, definitely one to steer well clear of, I've had better sleep in a tent

Absolutely filthy place. Description is nothing like reality. I have never stayed anywhere as disgustingly dirty as this place. The breakfast was a tray in the room of a couple of prepackaged items and a carton of milk in a dirty fridge that had been opened. We couldn’t get away quick enough. This place has got to be a health hazard. Do yourself a favour and stay away

I am writing to express my strong dissatisfaction with Arden House. My wife and I decided to travel to Birmingham to celebrate my grandaughter 5th birthday with her and we have booked a room on the 24th November with you (room 4) First the moment I landed I received a text message asking me the time I was going to check in which I responded that I didn't know, "sometime after 4pm "(cause we were celebrating the birthday party)Then you asked me for specific time which I didn't know by then, therefore I asked if I could go now (around 11.30 just before the party started to leave my lugagge) and somebody replied just "YES"(nothing else) Second While I was doing the check in, I was kindly told I could do late check out (after 10 am) because the room I stayed was empty the following day so there were no rush to leave and I accepted and left it by 10.40 am Today I have checked my credit card and i found an unexpected charge of 35 euros from Arden House. After speaking with a woman on reception I was informed they were for early check in and late check out. I must mention that my daughter lives around the corner from the hotel (on Land lane)therefore I didn't need to check in earlier or check out late. I was never informed about any extra charges by your employees. This charges are also not specified on your link in Booking.com I hope you agree with me that this service is extremely unacceptable. It is not the kind of treatment I would have expected from a 4 star hotel. I am very disappointed for this bitter experience. It was ok but lacked the attention to detail for example the spare pillows had no pillowcases on the glass vase in the room looked as though it had not been cleaned for months.The bedroom carpet could have benefitted from cleaning.The furniture in the breakfast room looked thick with dust and the stairs looked as though they needed a clean The breakfast was advertised as a full one but there was no bacon. Felt hurried at breakfast was not a relaxing affair. Felt it was expensive for what it was

My daughter booked this “hotel” for us as it was near to the Birmingham arena. We arrived at 3.30 pm (opening hrs 3.0pm). The owner appeared wearing pyjamas and proceeded to be very rude to us by asking why we had knocked on the door when there was clearly a sign on the door saying they weren’t open until 4.0pm. We explained had arrived earlier than expected and needed to use the toilets so he grudgingly signed us in - not a welcoming start! We were asked what time we would like breakfast and said 0900 (after all it was a Sunday!) but subsequently told our breakfast was at 0830 so the question was purely rhetorical! The bedroom and facilities were fine. The menu for breakfast looked really good and I chose kippers with scrambled egg. Was then told no kippers (they reckoned they’d run out - personally I couldn’t see a run on kippers!). I had an omelette instead. My daughter chose the continental breakfast ie croissant and a selection of cheeses and continental meats but this is what she got (see photo) - a truly disgusting selection - they clearly have no idea what they’re doing and clearly catering is not their strong point. It was certainly not worth the £100 per night which was charged due to it’s convenient location to the Birmingham Arena. We would NOT recommend this hotel.

Raj was very welcoming on arrival and allowed us to stay a bit longer than the regular check out time of 10am as our flight was in the afternoon. He called a taxi for us which arrived promptly. Lovely Shakespeare themed B and B in close proximity to the airport and NEC. Clean, comfortable with a modern bathroom.
