Emmet House is a small boutique style hotel situated in Emmet Square,, Birr, Co Offaly, Ireland. All rooms are en-suite with hairdryer, tea/coffee making facilities, free sat flat screen TVs, slippers and toiletries. Free wifi throughout the house. Beautiful place. Fantastic staff, Maureen goes above and beyond. Breakfast was plentiful. Fresh produce. Beautiful dining room. We stayed in room one. Beautiful 4 poster bed overlooking the square where we sat and had tea with fresh scones. Thank you Maureen, we will be back.

Strongly suggest you avoid staying at this property. We had issues gaining access, room was very overpriced and poor standard, so much so that we did not stay at the property. Dishonest owner refusing to refund.

Dear Angelak241, We are very sorry to hear that you did not have a great experience in our B&B, – our mission is to provide excellent guest service, so we are sorry you feel we let you down. You say you had issue gaining access, you informed us you would arrive between 3 &4pm, we waited till 6.30pm but then had to leave due to a family event we were attending, We gave you instructions with an access code to enter the premises from which u entered with no difficulty after 8pm. Regarding the room being overpriced and of poor standard, the room is exactly as pictured on our site with all the amenities so I’m not sure what exactly you were looking for. You say the owner is dishonest and refusing to give a refund. How so? You booked for one night, entered the property and left. You said by phone call you did not get the experience you expected, what experience did you book? We are a bed and breakfast, like any hotel or b and b, if you wish to cancel you give the correct notice as we have other customers wishing to book. We are a small business and cannot afford for customers to check in and leave with no notice and expect not to pay, Apologies to you if you feel that is inconvenient for you. Had a lovely chilled night, was greeted by a very friendly and helpful lady who showed us to our room and told us to treat the b&b like home. Had the best night sleep, the bed was so comfortable I didn’t want to get out of it, when I did I went down to breakfast and was made a hot breakfast with plenty of coffee or tea and was told to help myself to any fruit , toast or yoghurts. Had a lovely chat with another lovely lady after we finished our breakfast( which was very tasty). The b&b itself is charming and very homely. I would definitely recommend this place. The B&B is located in the city center of Birr. Bars and shops are within walking distance. Also the Birr castle and the garden are very close. Public parking is available on the city square next to the B&B. The host were very friendly. We had a four bed room under the roof which was really spacious, clean and comfortable. The continental breakfast in the morning was very good. We would certainly book it again if we it was along our route.

Stayed in this lovely B&B on Saturday evening. I was lucky when all others were full and they had a room available. Very clean, reasonable priced and central location. Breakfast was great, fresh and hot, what more could you ask for. If ever I find myself in this part of Ireland again I wouldn't hesitate staying again

Short stay catching up with friends, this B&B was ideally located in Birr. Parking was available close-by. The B&B is charming, clean and rooms are well appointed. Breakfast was nice. Usual cereals, bread/toast, fresh fruit salad (yum) and yogurts for self service, and hot food items were cooked to order. All in all a nice spot and we would happily return.

Very comfortable and most enjoyable stay at Emmett House. Wonderful welcome from host Maureen. Comfortable clean bedroom, beautiful freshly cooked breakfast with homemade breads and scones and delicious freshly made fruit salad. Very homely and friendly and a good old fashioned Bed and Breakfast. Great location

I recently stay here as a base to catch up with friends. Maureen was fantastic. So helpful and accommodating. The room was perfect for the 3 of us. A bed each and a lovely spacious room, the beds were very comfortable. The location was great and parking in font of accommodation. Maureen and her sister were so friendly and lots of home made buns and scones, they were delicious. I would definitely recommend it and stay here again ☺️

I contacted this B&B by email to ask about booking 4 single rooms with out breakfast and was given the price of 50euro each. The website clearly states 45euro without breakfast. At the time of first eamil (I sent 2)she said she had rooms available. My email regarding the difference in charges was never replied to so I contacted her by phone to ask why the difference. She then told me there was only one room left which is fair enough but had she given me the correct price as in her email I could have booked the rooms I needed. She then went on to tell me she was trying to give me the best price she could and wasnt going to give me a triple room for 45euro. At no stage did I ask for a triple room. Why charge more than the website states. I know Birr is to be busy that weekend so are thye bumping up the price?

Dear Mary, Thank you for taking the time to put up this review. You queried my bnb through Failte Ireland and I duly replied. You are obviously not happy with my response and are trying to discredit me on Tripadvisor. I will try and explain again. You emailed me regarding four single rooms for 11 January 2020. I replied that I could give you four rooms at 60 euro including breakfast. You then wanted room only rate. I said 50 euro room only. You then said 45 on my website which is correct and if you went to book this you would see I only have one room at this rate. My bed and breakfast is a small family run business and we try to do our best. Our rooms are a mixture of double, twin, triple and family. I offered you what I had available. You emailed me over the course of a week and I duly replied. I gave you the names of two other establishments that have a lot more rooms than I have as an alternative. Maybe next time consider a hostel. It would suit your budget. Happy new year Maureen

Right in the middle of Birr, absolutely lovely place to stay. Beautiful room, fabulous breakfast ... including a healthy delicious green smoothie !! I was in a room, overlooking the square, with a gorgeous four poster bed !
