Basic. Out of the way. Decent bed , reasonable breakfast (good fry, limited cereal option). Not very hospitable on arrival, better at breakfast. No place to relax (one chair in bedroom), no shampoo/shower gel.
Overall lacking in ambience for the cost of 130 euro. So make more of an effort on the welcome, seats to relax and toiletries.

For the good - The was breakfast good & the host was friendly and offer area information. Coffee or tea in room. Breakfast room was nice and inviting . The beds we had were good.

The not so good - outside area needs cleaning up, the "lounge" area dirty carpet, and NO soap or shampoo for showers. Had to use the hand soap from the sink. Bathroom was nice size, but please SOAP. The room was just ok and seemed clean. Need top sheet in warm weather.

With some work and added touches this could become a nice B & B. Turn the sunroom into a setting area for your guest, instead of a "pile of mess". Make the house inviting.

good points
arrived night before event lady of home was hospitable. breakfast first morning was lovely. bed was very comfortable. dogs allowed room was a triple room, double and single
bad points
2nd morning breakfast wasn't as nice. TV didn't work, shower didn't empty very well
lots of flies around don't know if it was due to time of year.

Absolutely lovely and really enjoyed our stay there. Fabulous breakfast thanks mainly to fantastic lady Meg.
Would go again hopefully soon. Room and bathroom both clean and comfortable. No parking problems so everything went as we would have hoped

Upon arrival it looks nice from the outside. Decor on onside is new-ish. The lady was nice that greeted us, showed us to our room and asked what we would like for breakfast and what time we would like it. The room we had was a triple room. The bed - if you could call it a bed, I would call it a layer of springs with a very thin layer of material of it. You could count how many springs were in it because you could feel every one of them. The en suite had cobwebs and spiders in it. No shampoo or conditioner, had to use body wash to wash hair.
We came down for breakfast the following morning, to a man sitting at the end of the staircase at a computer desk, he made no attempt to converse with us, only for we gave him back our key. We had to seat ourselves in the dining area, now considering we had been asked what we wanted for breakfast and we were the only ones there, the breakfast was a fry..... that was reheated in the microwave, not what you need after a wedding.

Now I would like to state that this is the first negative review I have ever posted and hope it to be the last. I do hope the owners might see this and maybe make a few changes but at present I would not recommend this b&b.

Only stayed for one night but the family were so welcoming and made us feel at home immediately. Our room was a triple - double and single bed. The beds were so comfy and the bathroom was spotlessly clean and spacious. The house itself is up a side road off the main road and is really quiet. Breakfast was delicious and served at whatever time suited us.

Such a fab setting so peaceful comfy beds fab breakfast hospitality was excellent definitely return near mitchelstown caves and fab restaurants tea and coffee facilities in each room safe parking garden for children to play outside

Me and my partner recently stayed here for one night, after traveling down for eventing nearby.

On arrival to the B&B the outside was untidy, and looked like a project unfinished. We rang the door bell and were ignored until we rang again "as the owner thought we where the children messing around" we where the only guests staying.

We were shown to our room which was a triple luxury room.... On first glance it was fine and was better than sleeping in the Lorry. When asked about breakfast and what time we wanted it at we asked if 6.30am was okay. Unfortunately this was too early, but she told us she would leave the kettle, bread and cereal out for us and we can sort ourselves out..... Although this was a nice gesture, we expected to be accommodated slightly better as we where the only guests that night and had paid €80 for one night!

We then left and returned later that night around 8.30/9, there was no effort to welcome us back. When we got to the room it was freezing and after a long day being outside tending to the horse for the event the next morning we just wanted a warm room, shower and to get to sleep. Usually when staying anywhere before we would have a welcome pack with helpful things or information on the area and a WIFI password, this wasn't offered to us. The room was very basic for being called "luxury" the tv wouldn't work and when I went to turn the bed side lamp on to my amazement there was no bulb. The toilet was not clean (flushed) after the last quests and there was cobwebs in the bathroom. When I went for a shower to warm up unfortunately I came out of the shower colder than when I stepped in, there was no hot water for a shower and as the room cold also it was not ideal..... When we got into bed we were that tired the bed being uncomfortable didn't bother us.

The next morning we left at 6am and there was bread and cereal left out as she said she would do. We only stayed as we couldn't get a room in the hotel and this was the best available place near where the horse was stabled. It was fine for just a bed for the night instead of a Lorry and air mattress, but only just!!

Cosy, clean B&B set in a quiet location with access to the many worthwhile tourist attractions.
We were made to feel welcome by Ann and Mags, who showed genuine interest and concern in my elderly mothers well-being offering to change our room to a downstairs room so she wasn’t struggling getting up and down the stairs. My mother was very happy staying here, however she did say she would have liked a living room to relax in upon our return each evening, rather than having to go straight to bed or stay out.
Must also give Toby the dog a mention too, he will be there to greet you as you arrive back each evening, and will take great pleasure in giving you a guided tour of his home.

Gorgeous bnb, really friendly staff, lovely breakfast and a really good location
